1) NEW WORK AT PROPOSED ADDITION SHALL COMPLY WITH THE FOLLOWING BUILDING
CODES: 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND 2009 INTERNATIONAL
ENERGY CONSERVATION CODE (I.E.C.C.)
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS.
REDLINED NUMERICAL NOTATIONS ON PLANS REFER TO ITEMS ON THE ATTACHED
"RESIDENTIAL PLAN REVIEW LIST".
3) GEOTECHNICAL ENGINEER TO OPEN -HOLE SOILS REPORT TO REVIEW AND VERIFY THE
STRUCTURAL INTEGRITY OF EXISTING TIMBER RETAINING WALLS AFTER EXCAVATION FOR
FOOTINGS & FOUNDATION AT NEW ADDITION. ENGINEER TO VERIFY THE FOLLOWING
ITEMS:
(A) POTENTIAL UNDERMINING OF EXISTING TIMBER RETAINING WALLS, INCLUDING
ANY CORRECTIVE MEASURES REQUIRED.
(B) UPHILL SITE DRAINAGE, SLOPE STABILITY AND/OR POTENTIAL HAZARDS LOCATED
ABOVE PROPOSED NEW ADDITION.
(C) SITE DRAINAGE AWAY FROM THE NEW ADDITION'S FOUNDATION WALL
(AT UPHILL SIDE).
(D) WATER RUN-OFF & ROOF DRAINAGE FROM THE NEW ADDITION'S ROOF DRIP LINE
DOWN ONTO EXISTING TIMBER RETAINING WALL & FOUNDATION AT UPHILL SIDE
OF NEW ADDITION.
PROVIDE COPY OF ENGINEER'S REPORT PRIOR TO INITIAL BUILDING INSPECTION.
4) SEPTIC PERMIT FOR ALTERATION OF EXISTING ON-SITE WASTEWATER TREATMENT SYSTEM
MAY BE REQUIRED IF NUMBER OF BEDROOMS AT RESIDENCE EXCEEDS CAPACITY OF
EXISTING 1,000 GALLON TANK (AS PER GARFIELD COUNTY RECORDS).
5) VERIFY CARBON MONOXIDE & SMOKE ALARMS AT ALL BEDROOMS WITHIN EXISTING
DWELLING (REFERENCE ITEMS #32, #33 OF PLAN ATTACHMENTS).
6) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUIGH-IN & FINAL APPROVALS ARE REQUIRED PRIOR TO FINAL BUILDING
INSPECTION & CERTIFICATE OF OCCUPANCY.
