Gillispie Subdivision Exemption — Parcel A
1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES AS NOTED
ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) THIS BUILDING PERMIT FOR AN "ART STUDIO" ABOVE AN EXISTING DETACHED GARAGE
SPECIFICALLY DOES NOT INCLUDE APPROVAL OF UPSTAIRS AS A RESIDENTIAL DWELLING
UNIT OR A SEPARATE LOCK -OFF UNIT.
4) USE OF THE UPSTAIRS AS OVERNIGHT SLEEPING AREAS OF ANY KIND IS EXPRESSLY NOT
ALLOWED UNDER THIS PERMIT. COMMERCIAL RENTAL OF THE UPSTAIRS FOR LODGING
PURPOSES IS ALSO EXPRESSLY PROHIBITED UNDER CONDITIONS OF THIS PERMIT.
5) SUBSEQUENT CONVERSION OF THE UPSTAIRS "ART STUDIO" INTO A DWELLING UNIT OR
RENTED LODGING UNIT WILL REQUIRE ADDITIONAL PERMIT(S). LEGAL WATER RIGHTS
FOR THE A.D.U. MUST BE ADDRESSED, AND OTHER BUILDING CODE REQUIREMENTS
MAY ALSO APPLY - FOR EXAMPLE, EGRESS WINDOWS AT BEDROOMS, FULL-SIZE
KITCHEN APPLIANCES, BATHING FACILITIES AT BATHROOM, ETC.
6) PRIOR TO FINAL BUILDING INSPECTION AND CERTIFICATE OF OCCUPANCY FOR THIS
"ART STUDIO" THE OWNER SHALL SUBMIT A WRITTEN, DATED & SIGNED STATEMENT
ATTESTING THAT THIS ACCESSORY STRUCTURE WILL NOT BE USED AS EITHER AN
ACCESSORY DWELLING UNIT OR FOR LODGING PURPOSES.
7) ON-SITE WASTEWATER TREATMENT SYSTEM (OWTS) TO BE INSPECTED BY A PROFESS-
IONAL ENGINEEER LICENSED IN THE STATE OF COLORADO. PROVIDE ENGINEER'S FINAL
REPORT PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
