I have reviewed plans for your new residence to be located at Springridge Reserve — Lot 81, but before we can finalize
our review and issue a building permit there is an outstanding item which must be first addressed.
• Fire Sprinkler System — Since your new residence exceeds 3,600 SF in "Fire Area" size (see summary below), it is
required to have an automatic fire sprinkler system — per Springridge Reserve, Phase 4 Final Plat requirements.
You need to contact the local fire district to obtain specific requirements for the fire sprinkler system. Greg Bak,
Glenwood Springs deputy fire chief, will be able to advise you about specific requirements for the fire sprinkler
system, and I have taken the liberty of copying Greg on this email. You may also reach him by phone at: (970)

Once we have received confirmation from Greg that you have contacted him about the fire sprinkler requirements, we
will finalize our plan review and issue a building permit for your project. Our approval and issuance of the building
permit will be contingent upon meeting fire sprinkler requirements including inspections by the fire district.

Mr Wittenberg dropped off a set of fire sprinkler plans at my office last week for the residence at 243 Elk
Ridge, but a) they were not prepared and signed by a NICET III level engineer; b) they did not include
product specification sheets or hydraulic calculations; c) there were only two copies (we require 3).
I called to inform him of the discrepancy and he is working with an engineer in Denver to provide the needed
plans.
