GENERAL DESIGN AND CONSTRUCTION FEATURES: A. Floor Plan: Page~ 1. Units shall be of general floor plan described by Attachment A (2 sheets). Interior dimensions may vary slightly. Sup~ plier shall provide detailed plans showing floor plans, built in cabinet details, book shelves, wall covering, carpet, and vinyl areas; and photos or artist renderings of exterior elevations. Supplier shall design and fabricate to these plans and specifications in conjunction with Mobile Home Association Standard for Quality Construction and HUD stan- dards and specifications. In case of conflict, the strongest construction method is the acceptable method. B. Chassis: 1. Two 12" Jr. I-Beams running longitudinal full length of floor. Steel grade A-36, 3/16" webs, weight 11.8 lbs. per foot. 2. Detachable hitches shall be 10'' Jr. I-Beams, steel grade A-36, 3/16'' webs, weight 9 lbs. per foot, 3'' flange, bolted to the 12" I-Beam at approximately 5'6" from front on both sides with two 5/8" x 2 3/4" machine bolts each side. Coupler shall be rated 20,000 lbs. capacity .. Hitch assemblies shall be stored under the unit after set-up in such a manner to prevent deterioration with time. C. Chassis Running Gear: 1. Axles assembly shall be Model AF03000006 and AF000001006 axles, using three (3) axles with a capacity of 6,000 lbs. each. 2. Hub #AS0142001, drum/hub and stud shall be rated at 3,000 lbs. each. 3. Brakes 12" x 2'' Model AS-06002001 right and left hand electric brakes manufactures to all S.A.E. codes with braking forces to match the 6,000 lb. axle capacity. 4. £pringg Model *AP0d-0lT0-01 tapered Jeaf spring (TE~30) with a load rating of 3,000 lbs. each. Page 2 BASE SPECIFICATIONS 14' x 60' MOBILE HOME CONTINUED C. 5. Rims #AP10500001 shall be manufactured to T.R.A. specifi- cations, rated as required for the loads imposed. 6. Hanger attaching hardware shall be provided to fulfill the requirements of the overall designs and loads. All attaching hardware whall be provided to meet S.A.E. standards. 7. Goodyear Tires, 12 ply rating tubeless, load range F, or equal. D. Floor Structure: E. 1. The wood frame work shall be 2 x 6 or 2 x 8 joists, as applicable, laterally on 16" centers with approximately sized single outer rail with solid bridging a~ove I-Beams between all joists. 2. Floor joists shall be secured to the outer rail with 3-16 penny nails and glued at each end. 3. Under floor sheathing shall be mobile home black reinforced floor wrap, or approved equal, stapled to the joists outside of the I-Beam frame and forming a basement cavity between the I-Beam flanges and supported at the bottom edge by steel hat section cross members. 4. Above the floor wrap shall be insulation consisting of a double 3-~2" batt insulation system, for a total rating of R22. The insulation blanket shall be laid between the 12'' I-Beams across the outriggers and up the siderails. 5. Floor decking shall be 5/8" mobile deck underlayment grade, glued and nailed to the floor framing, 4" O.C. on the edges and 8" o.c. on the intermediate members. Sidewalls, Endwalls, Interior Partitions: 1. All exterior sidewalls and endwalls shall be 2 x 6 top and bottom plates and interior walls shall be 2 x 3 and 2 x 4 Western White Wood and/or S.P.F. #2 or better. Major room partition walls shall be 2 x 4 stud walls. All studs are stud grade Western White Wood. 2. All components shall be nailed together with 16 penny nails and glued. All exterior walls shall be secured in place with 40 penny 5 1/8" ring shank nails and glued at 16" O.C. and strapped at the top to all adjacent walls with a 24 gauge metal strap. 4. Exterior door framing shall have a double 2 x 6 header with 2 x 3 shim and full studs and trimmer on each side of openings. 5. Windows below 60" in width shall have a 2 x 6 header. Windows wider than 72" shall have double 2 x 6 headers with 2 x 3 filler. 6. Exterior walls shall have R21 high density fiberglass insulation batts with a kraft backed vapor barrier installed and glued to the warm side of the walls. F. Perimeter Skirting: 1. Shall be of same material as exterior siding and coordinate with siding color. 2. Shall be insulated continously on inside with R-4 insulation sheathing, G. Roof System: 1. The roof truss shall be 3/12 pitch rafter tested and approved to exceed a 40 lb. PSF live load, in accordance with Garfield requlations for all structures located below 7,000' elevation. 2. All trusses shall be placed at 16'' O.C. 3. Roof sheathing over trusses shall be 3/8" plywood exterior grade with a span index of 24/0 stapled and glued in place, (schedule 6" O.C. on perimeter and 12" O.C. on all intermediate supports). 4. Finished roof material shall be 250 lb. Lock Tab composition shingles or approved equal over two layers of 15 lb. felt plus a 65 lb. starter strip. Shingle color shall be selected by owner (one color). 5. Rafters shall be secured to sidewalls and endwalls with 60 penny 6 1/8'' ring shank nails placed at 16" O.C. and glued. 6. Interior ceilings shall be 1/2" gypsum building board (sheet- rock) screwed to the trusses and pre-textured to achieve a Class "A" flame spread rating. Page 4 BASE SPECIFICATIONS 14' x 60' MOBILE HOME CONTINUED 7. Finished ceiling height shall be 90" above floor. 8. Insulation above the ceiling shall be R-30 blown insulations. 9. There shall be a minimum of 12" roof overhang front, rear and sides of the unit and a minimum of 5 1/2" roof overhand along each side. A diverter shall be installed above entrances. H. Exterior Finish 1. Shall be Masonite or Boise Cascade 7/16" nominal thickness. Design shall be according to supplier's standard package; siding colors to be pre-finished and later selected by owner. 2. Finishing siding material shall be applied over multiple ply sheathing material providing a complete structural under covering envelope. 3. All exterior trim shall be dark Olympia stain or stained to match the exterior. (All corners, accent strips, facia boards, base boards, etc., shall harmonize with exterior). 4. All windows and door frames and trim shall be painted or stained to match facia, etc. 5. All exterior doors shall have porch lights. I. Interior Walls: 1. All interior walls shall be finished with Weyerhauser 1/4" Maple City pre-finished paneling or equal as approved by owner with a Class ''C" flame spread rating. 2. Exterior walls shall have R-21 high density fiberglass in- sulation batts with a kraft backed vapor barrier installed and glued to the warm side of the walls. 3. Bathroom walls shall be finished with vinyl covered paneling. J. Interior Trim: 1. All interior trim shall be pre-finished molding, finished to blend with the interior doors and finished walls. K. Resilient Flooring: 1. Shall be Armstrong Coronelle or approved equa.l, in all baths. 2. All vinyl areas shall be Armstrong Coronelle or approved equal. ' . Page 5 BASE SPECIFICATIONS 14' x 60' MOBILE HOME CONTINUED L. Windows: M. 1. Shall be double-glazed aluminum with self-storing storm and screen panels with locking devices. There shall be a minimum of 2 inches spacing between the two panels. 2. Minimum sizes as follows: Bedrooms -46 11 x 39 11 Doors: 1. Exterior -Front door shall be a 32" x 80" insulated steel with embossed design as manufactured by Phillips Industries, Inc., or approved equal. 2. Interior -1 3/8" thickness hollow core, wood ·with conventional high quality residential grade hardware. 3. All closet doors shall be panel jacket doors that match interior wall paneling. 4. All exterior doors shall be fitted with master keyed dead bolt system in addition to standard door hardware lock package. All locks shall have common key. Bathroom doors shall include locking door hardware. 5. All exterior doors shall be equipped with peep-holes. 6. Master key to be different than normal industry standard. N. Water Heater: 1. Shall be minimum 15 gallon seal electric, fast recovery, installed per manufacturer's instructions. ·2. Water heater shall be equipped with a pressure relief valve set at 150 P.S.I. and rated at 210 degree F. (). Plumbing: 1. Water lines: All water lines below the floor shall be type "M'' copper with sweat fittings using type 50/50 solder. 2. Type "L" copper shall be used above the floor with compression fittings to all fixtures. Page 6 BASE SPECIFICATIONS 14' x 60' MOBILE HOME CONTINUED 3. A water shut off valve shall be provided on the inlet side of the water heater. 4. Water lines shall be sized in accordance with Table 280.609 of the Federal Register. 5. Inlet size shall be 3/4'' to the water heater. 6. All water lines shall be strapped and secured to structural framing members. 7. Isolating valves shall be provided at all sink and vanity faucets and commodes. 8. All plumbing supply lines shall be insulated to withstand extended temperatures of 0° F. P. Drain, Waste and Vents: 1. ABS plastic shall be used in accordance with Tables 280.605 280.606 and 280.607 of the Federal Register. ABS pipe and fittings shall be Schedule 40, glued at all joints and fittings with approved plastic pipe cement. 2. All drain lines shall be strapped and secured at 4'0'' O.C. and graded to 1/4" per foot sloped to the main outlet. All vents shall be installed with a neoprene flashing where they pass through the roof and shingles, set in appropriate exterior mastic. Q. Plumbing Fixtures: 1. Water closets shall be Kevco or approved equal, anti-siphon action, regular rim bowl, vitreous China tank with cover, float valve and trip lever, and closed front seat with cover. 2. Lavatories shall be white, 17'' x 20'' ABS molded bowl. 3. Lavatory faucets shall be 4'' with a 28" metal overflow, with pop up drain and strainer, Kevco or equal. 4. Bathtubs shall be right or left hand, 30" x 72'' Kimstock #T-3172 or equal, molded one piece fiberglass tub/shower combination. Shower shall be of comparable grade where applicable. II. Page 8 BASE SPECIFICATIONS 14' x 60' MOBILE HOME CONTINUED T. u. Window Coverings: 1. Mohara or equal fabric shall be used in bedrooms to sill length. 2. Venetian blinds, white in color, shall be used in bedrooms. 3. Color to be selected by purchaser. Medicine Cabinets: 1. Shall be recessed or corner mounted with mirrored front, manufactured by Triangle Home Products, Inc. or approved equal. V. Porches: W. HVAC 1. Entrance porches shall have 4' x 4' x 2'' deck.for single entries with necessary steps to bring deck within 6'' of threshold level. Porch and step railings shall be of steel with expanded metal tread and metal railings. 1. HVAC shall be General Electric, Model No. AJE1002 through the wall units providing both heating and cooling service. TRANSPORTATION, INSTALLATION, AND CHECK-OUT Supplier shall include in bid all costs for transportation, transporation permits, installation and set up including dismantling and stroage of hitch assembly, leveling and blocking, utility hook-up (all site utilities will be routed to rear 1/3 of each unit by owner) skirt installation, erection of porches and testing of each unit to Owner's representative's approval. Each completed installation must be in full compliunce with all applicable local, state, and governmental building codes and regulations. For Garfield County building requirements _relative to mobile homes, contact Mr. W.C. ''Bud'' milner at 945-8241. Existing grades are to utilized without change. II. WARRANTY Supplier shall warrant units for one year from date of acceptance by Owner to be free from defects in material and workmanship. Normal wear and tear or abuse as a result of occupancy, vandalism or Acts of God are excepted from warranty. Supplier shall be responsible for prompt handling of all manufacturer's warrantees for applicances, heating systems, and the like for the warrantee period not to exceed one year. . . . WARRANTY CONTINUED Owner shall provide a single mobile home rent free for the term of this contract, for Supplier's erection and service employees. The home will be occupied by Supplier's service employees who will live on site for a period of one year from delivery of the final unit and for the sole purpose of keeping Owner and Owner's occupants satisfied on warranty items with each unit. Supplier will be liable only for proper maintenance of this "service home" during the period involved. Insurance, taxes, etc., on the home shall be the responsi~ility of Owner. Supplier's service employees will not be involved in rental collection, park management or the like, but will work full time to see to the warrantee needs of Owner's occupants as they relate to Supplier's product. Repair work by Supplier's service employees not related to Supplier's one year warrantee on Owner's units shall be on negotiated basis agreed to by both parties. TAXES, FEES AND BONDS All use, excise or other tax, or any city, municipal or state charges assessed toward the units are not included in the proposal and are the responsibility of the Owner. Any sales taxes shall be the responsibility of the Supplier and should be included in the bid. Any fees such as tap fees, connection fees, underground service charges or the like shall not be included in the bid and are the responsibility of the purchaser. Performance bonds and bid bonds shall not be included in the bid price. Such bonds shall be provided by Supplier, if desired, at their actual cost and would be reimbursed by Owner. V. PAYMENT Owner will make payment within 30 days after final setting of each unit according to approval of Owner's representative. VI. QA/QC VII. Owner and or his designated representative or assigend reserves the right to witness, inspect, and approve the fabrication of these units at the point of manufactrue. Supplier will notify owner 7 days pr1or to the beg1nn1ng or rabr1cat1on.
