Based on our review of submitted plans, building height exceeds the 25-foot height limit by approximately 4'-3" (total height =29'-3"1. Please refer to the attached redline drawing of the front elevation which illustrates this problem. Per Garfield County's Land Use & Development Code, building height is defined as follows: "The distance, measured vertically, from the average undisturbed or natural ground grade horizontal plane of a structure footprint to the top of a flat roof or mansard roof or to the mid-point between the eave line and the peak of a gable, hip, shed, or similar pitched toof ." ln order to resolve this problem we will require the following information to be submitted to our office: L. Revised Exterior Elevations & Roof Plan - Provide a design solution that complies with the "Rural" zone district's 25-foot height limitation and in accordance with the above definition of building height. 2. Topoeraphic Survev of Buildins Site - Prepared by a Colorado Professional Licensed Surveyor and including calculation of "average natural grade" below the building footprint. For additional information please reference "Building Height Definition and Calculation Procedure" as attached. ln addition to these corrections, we also understand that we are still awaiting the following: 3. Drivewav Permit (or exemption letter)from Garfield County's Road & Bridge Dept. 4. Engineered Septic Svstem design report as per Creek Side Estates plat note requirements.
