1. ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND
2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2. IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3. WORK MUST COMPLY WITH SPECIFIC REQUIREMENTS FOR "ACCESSORY DWELLING UNITS"
AS DEFINED IN GARFIELD COUNTY'S LAND USE & DEVELOPMENT CODE, INCLUDING:
A. FLOOR AREA FOR THE A.D.U. IS LIMITED TO 1,000 SQUARE FEET.
B. THE A.D.U. IS RESTRICTED TO LEASEHOLD INTEREST IN THE DWELLING UNIT AND IT
15 LIMITED TO RESIDENTIAL OR HOME OFFICE/BUSINESS USE ONLY.
4. PARTITION WALLS LOCATED BETWEEN ACCESSORY DWELLING UNIT & GARAGES SHALL
PROVIDE FIRE SEPARATION IN ACCORDANCE WITH ITEMS #45-48 OF PLAN ATTACHMENTS.
5. VERIFY EGRESS WINDOW AT BEDROOM PER ITEM #28.
6. VERIFY SMOKE/CARBON MONOXIDE ALARMS PER ITEMS #31, 32, 33.
7. INSULATION AT THERMAL ENVELOPE TO MEET MINIMUM REQUIREMENTS OF 2009 I.E.C.C.
8. SEPTIC SYSTEM TO COMPLY WITH GARFIELD COUNTY'S ON-SITE WASTEWATER TREATMENT
SYSTEM (O.W.T.S.) STANDARDS AND SETBACK REQUIREMENTS.
9. VERIFY MECHANICAL & HEATING SYSTEM PER ITEMS #58, 59, 62-65, 71.
10. ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL
APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
