1) ALL WORK MUST COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) PROPOSED BUILDING IS APPROVED AS ACCESSORY STRUCTURE TO RESIDENTIAL USE.
CHANGE IN USE AND/OR OCCUPANCY MAY REQUIRE A LAND -USE CHANGE PERMIT
AND/OR ADDITIONAL BUILDING PERMIT.
4) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION, 2500 P.S.F. AND TO
VERIFY STRUCTURAL FILL REQUIREMENTS AS DESCRIBED IN THE SOILS REPORT.
5) A WALK-THROUGH SIDE -HINGED DOOR (MIN. SIZE: 36" WIDE X 80" HT.) FOR EGRESS IS
REQUIRED.
6) GARFIELD COUNTY FOUNDATION, FRAMING AND FINAL/CERTIFICATE OF OCCUPANCY
INSPECTIONS ARE REQUIRED.
7) ALL HIGH-STRENGTH BOLTING AND/OR FIELD WELDING REQUIRES SPECIAL INSPECTOR.
APPROVAL REPORT REQUIRED AT FINAL INSPECTION.
8) IF BUILDING IS TO BE HEATED - AT PRESENT OR FUTURE - SEE ITEMS #59, 62, 63, 64, 65
AND 71 OF PLAN ATTACHMENTS.
9) IF STRUCTURE IS INTENDED TO BE HEATED, BUILDING SHALL CONFORM TO 2009 I.E.C.C.
REQUIREMENTS INCLUDING R-10 RIGID INSULATION AT CONCRETE SLAB EDGE ALONG
PERIMETER OF FOUNDATION (PER I.E.C.C., SECTION 402.2.8)
10) ELECTRICAL PERMITTING AND INSPECTIONS BY STATE OF COLORADO ELECTRICAL
BOARD. ELECTRICAL FINAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING
INSPECTION & CERTIFICATE OF OCCUPANCY.
