Orrin:
Have you seen any drawings for a new project located at 51 County Road 233 in Rifle?
We currently have building permit applications for 2 separate structures on this property including:
A. Commercial Office Modular Building —This will be a CDOH certified modular building 720 SF in size and it will be
anchored to a concrete slab with crawl space.
B. Tension Fabric Structure which is intended to be used for "storage, maintenance & cleaning of heavy
equipment" according to the applicant. I believe the property will be used as a heavy equipment rental yard.
Size of this tension fabric structure: 60 x 96 = 5,760 SF.
Following our initial plan review, it looks like the tension fabric structure can be classified as Construction Type II -B, with
Occupancy Group of F-1 or 5-1. Given that context, it doesn't appear that either structure will require fire sprinklers,
unless the proper occupancy group classification for the tension fabric structure is deemed in your judgment to be a
"Repair Garage". In that case, an automatic fire sprinkler system is specifically required (per IBC, Section 406.8.6)
The site plan prepared by Gamba Associates shows a fire protection water storage reservoir and fire hydrant — which
indicates that they have probably been in touch with you about this project. Have they included this reservoir + dry
hydrant as another method of fire protection, rather than including a fire sprinkler system?
Can you please let me know if you are familiar with these two proposed structures and what, if any, other comments
you may have as we finalize our review of these building permits.

Sorry I missed your call yesterday, but I have enclosed some additional info regarding the proposed buildings to be
located at 51 County Road 223 in Rifle for your review. I have also copied in Larry Giroux, the applicant for these 2
building permits. From the Building Department's perspective, we don't believe that either building needs to be
provided with fire sprinklers, but we'd like for you to review a copy of the submitted plans — including the fire protection
water storage reservoir as shown on the site plan — to confirm your agreement with our assessment.
Larry:
Please contact Orrin and provide him with a complete set of drawings for both buildings so that he can review from a
Fire Code standpoint. Also please provide Orrin with information related to fire rating of the tension fabric material as
submitted along with the building permit application. We will need for Orrin to confirm for us that he has received these
materials before we can issue the building permits.
