OWNER: Calvin Lee CONTRACTOR: AJ Construction PRESENT AT SITE: 1. Brian Kurtz, Kurtz & Assoc., lnc. Brian Kurtz, P.E, of our office originally inspected the noted property on March 04, 2019. Subsequent to that inspection our office issued repair documents to address deficiencies in the crawl space framing. The residence is a single story wood framed structure constructed on a moderately sloping site. The residence is framed over a crawl space with continuous cast in place concrete footings and grade walls at its perimeter. The crawl space is constructed as four (4) benches and the main floor above the crawl space features three (3) interior floor steps. Each floor step is approximately 21". The floor is framed with four (4) primary post and beam lines and two (2) secondary beams. Three (3) of the four (4) primary° post and beam lines are located beneath floor steps. The primary post and beam lines utilized double 2x10 beams, and these beams had suffered severe twists. The beams had originally been used as footing form boards and consequently twisted as they lost moisture. Additional defects include: 1. Two (2) existing footings where the soil on the downhill side had sluffed off, 2. The post to beam connections were minimal nailed connections. 3. The beams were not mechanically attached at the beam pockets in the concrete walls. Our office issued construction repair documents dated March 11, 2019 and revised April 18, 2019. The primary purpose for the revision was to address Beam No. 2. The original documents allowed the contractor an option as to how to repair or replace this beam. The April 18 documents update the repair of Beam No. 2 as illustrated in Detail C/S1. The April 18 documents also corrected Beam No. 5: there is no Beam No. 5 as shown on the March 04 documents. As of the time of this inspection the crawl space framing repairs have been completed in a manner consistent with the intent of the noted construction documents. Prior to performing the inspection I reviewed photos of the formwork for the specified new footings and footing repairs of the existing footings. Footing reinforcement and footing sizes were constructed as specified. Note that given the nature of the work (i.c repair work in an existing crawl space) there are some variations from the details.
