The property is served by its private underground irrigation pipeline which derives its source of irrigation water from its Rifle Canon Ditch diversion headgate located approx. 4,200 ft. north of the property and provides a gravity - feed supply to the hand -set irrigation sprinkler system. This underground irrigation pipeline system was constructed in 2005 and replaced the prior surface lateral system. An undivided one-half interest (50%) in the irrigation water rights and appurtenances will be dedicated to Amended Parcels C 8v D respectively. There are no Rifle Canon Ditch Company ditches, improvements or easements on the property. There are no downstream irrigation water users once the irrigation water leaves the property. The 24" open channel ditch depicted on the Existing Conditions Survey running thru the easterly portion of Parcel C is a remnant section of the original private irrigation lateral which conveyed Parcel C irrigation water; the 24" ditch was abandoned in this function upon 2005 construction of the underground irrigation system noted and no longer has any irrigation water supply to it. This existing open channel ditch now only collects and conveys surface water in a run-on diversion function around the Parcel C improvements, discharges to the County Road 251 bar ditch which ultimately returns flow to Rifle Creek. 2.
