RE: Red Barn Guest Ranch LLC Administrative Land Use Change Permit for a
Community Meeting Facility (GAPA-05-17-8540)
Dear Richard and Larry:
This letter is in regard to your Application for an Administrative Land Use Change Permit
for a Community Meeting Facility on the property located at 345 County Road 262
(Assessor's Parcel No. 2181-063-00-135). The facility is also known as Red Barn Guest
Ranch Community Meeting Facility. Your Application is being processed in accordance
with Section 4-103 Administrative Review, of the Land Use and Development Code, as
amended. Said provisions provide for the Director of the Community Development
Department to make a decision on the Application and further allow for the Director to
refer the Application up to the Board of County Commissioners for a decision.
A decision is hereby issued regarding your Application for an Administrative Permit for a
Community Meeting Facility. Based on staff review, extensive public comment, and
referral comments, the Director's Decision is to refer the Application to the Board of
County Commissioners for review in accordance with Section 4-103 (B)(4)(B).
In the case of a Director referral to the Board of County Commissioners, the request is
scheduled for a public hearing before the Board with public notice consistent with the
original notice required for an Administrative Review. The notice requires mailing to
adjacent property owners within 200 ft. and mineral rights owners on the Applicant's
property 15 days prior to the public hearing. In the case of a referral to the Board the
notice will be completed by the Community Development Department.

The Public Hearing before the Board of County Commissioners has been scheduled for
Monday, November 6th at 1:00 p.m. in the Commissioners Meeting Room, located at 108
8th Street, in Glenwood Springs. Please feel free to contact Patrick Waller, Planner if you
have any questions regarding the Director's Decision to refer your Application to the
Board and the upcoming public hearing.
