Although the home itself is less than 3,600 SF size, the actual "fire area" as defined in the Fire Code exceeds this maximum size as dictated on the plat. Our square footage calculations are provided below: Main Level Residence 1,920 Basement Level Residence 1,050 Total Residence 2,970 Garage 675 Covered Decks/Patios 265 TOTAL FIRE AREA 3,910 (which exceeds the 3,600 SF maximum allowable area) Since the Glenwood Springs Fire District is charged with enforcement of the Fire Code, we require that you discuss and/or meet with Greg Bak to determine the specific requirements for your new residence. I have copied Greg on this email and you may either contact him directly via email or at the following phone number: (970) 384-6480. Our approved plans will require that you obtain written approval from the local Fire District prior to frame inspection, and a final report from the Fire District is also required prior to final building inspection & Certificate of Occupancy. *Please Note: One possible option to installing a fire sprinkler system at your new residence is to build a 2 -hour fire - rated separation between the garage and residence, which may be relatively easy in your case because the physical connection between the garage and the residence is somewhat minimal...but you will need to review this option in detail with Greg.
