Soils Report — All lots in Springridge Reserve are required to submit a copy of a site specific soils report before we can issue a building permit. In fact, any project submitted to our office in which the Structural Engineer specifically references a soils investigation report must include a copy of the soils report. Please provide us with a digital copy of the soils report as prepared by Kumar Associates. 2. Structural Specifications —A couple of the items listed in the Structural General Notes do not meet Garfield County's minimum building requirements, including: a. Roof Snow Load — Minimum snow load as measured at the roof = 40 psf ... (30 psf shown on plans) b. Wind Speed —115 mph Ultimate Speed ... (90 mph shown on plans ) Please have your Structural Engineer provide us with follow-up information including any necessary modifications to insure that the building design complies with these minimum requirements. Once we have received this supplemental information from you, we will be able to quickly turnaround issuance of the building permit. However, please note that I will be out of the office tomorrow (Friday) but back first thing on Monday morning. Thanks for your attention to these items. The design snow load is 40 psf. My standard notes have 30 psf and I failed to change it for Garfield County. The wind speed is correct per IRC Table 301.2.1.3 which gives both ultimate and allowable strength design wind speeds. I use the 90 mph because it complies with the 89 psf in the Table. Attached is a revised S2 for your records.
