The evaluation is based on the 2015 international Building Code (IBC) as adopted by Garfield County, Colorado and the 2009 International Fire Code adopted by the Carbondale Fire District. DESCRIPTION OF THE PROJECT The proposed structures are prefabricated metal buildings designed by Sentinel Building Systems with construction documents produced by Jeff Johnson Architectural PC dated September 9, 2018. The structure is proposed to be approximately 125 feet x 75 feet (9,375 square feet). Single -fixture toilets will be provided in each bay of the buildings. The exact location of the toilets will be field determined. The proposed structure will be constructed of prefabricated steel frames with ribbed steel wall panels over steel girls and steel roof panels over steel purlins. The toilets will be constructed with light gage steel framing with gypsum board each side. Roof insulation will be R-38 batts and wall insulation will be R-20 batts. OCCUPANCY GROUP The proposed buildings have been classified as an F1 Occupancy (warehousing) on the construction documents. CONSTRUCTION TYPE The Construction Type has been determined to be Type II -B on the construction documents. MAXIMUM ALLOWABLE BUILDING HEIGHT FOR CONSTRUCTION TYPE II -B (IBC Table 504.3) 55 feet ACTUAL. BUILDING HEIGHT 14'-101/4' at the eaves, 18'-0" at the ridge FIRE RESISTANCE REQUIREMENTS FOR BUILDING ELEMENTS TYPE II -B (IBC Table 601) Zero for all elements FIRE RESISTANCE RATING OF EXTERIOR WALLS BASED ON FIRE SEPARATION DISTANCE (Table 602) (Fire Separation distance is distance to interior lot line or center of street) Group F1 Less than 5 feet 2 -hour 5 feet to 10 feet 1 -hour 10 feet to 30 feet 0 Greater than 30 feet 0 The new building will have separation on all sides greater than 10' and, therefore, all exterior walls may be non -rated construction. AUTOMATIC SPRINKLER SYSTEM (IBC Section 903) An automatic sprinkler system is required in the F-1 Occupancy exceeding 12,000 square feet (IBC Section 903.2.4(1)) If the F1 Occupancy is for the manufacture of upholstered furniture or mattresses (IBC Section 903.2.4(4)) or woodworking operations (IBC Section 903.2.4.1), square footage exceeding 2500 square feet must provide a sprinkler system. In addition, Garfield County has amended the 2009 IFC to require an automatic sprinkler system in any building of Type IIB construction over 9000 square feet.(Amended IFC section 903.2, Table A). Therefore, a fire wall will be built centered under the structural frame at grid line 4 to create two separate buildings under the provisions of IBC 706.1; one 5625 square feet and the other 3750 square feet. IBC Table 706.4 requires the fire wall to be 3 -hour fire rated construction built to be structurally stable under fire conditions to allow collapse of construction on either side without collapse of the wall. The wall will be built tight to the underside of the main structural bent and continue around each side of the structural bent to the underside of the noncombustible roof sheathing and Class B roof covering (IBC 706.6, Exception 3). The fire wall shall terminate horizontally at the interior face of the noncombustible wall sheathing (IBC Section 706.5, Exception 2). There shall not be any wall openings within 4 feet to either side of the fire wall. This may require the doors and or windows to either side of Rrid line 4 to be relocated, The fire wall shall be built to the requirements of one of the 3 -hour fire wall types listed below. Openings in the fire wall shall be protected and limited to a maximum of 156 square feet (IBC 706.8). Any doors in the fire wall shall have a 3 -hour fire door assembly rating. There shall be no roof penetrations within 4 feet of either side of the fire wall. The fire wall shall extend to the outer edge of horizontal projections except the fire wall may terminate at the interior surface of the exterior wall where the roof overhang has no concealed spaces and the exterior wall behind and below the overhang for the depth of the overhang is 1 -hour fire rated construction. Openings is such walls shall have a fire rating of not less than 3/4 —hour (IBC Section 706.5.2, Exception 1). Penetrations through and joints in the fire wall shall be protected by a system tested and have an F -rating of not Tess than 3 -hours. DESIGNS FOR 3 -HOUR FIRE WALL The National Gypsum Association Fire Resistance Design Manual, 2151 Edition, has several proprietary 3 -hour fire rated wall assemblies that meet the requirements for the fire wall. In a proprietary design all proprietary materials must be used as specified without substitution with the exception of steel stud depth and gage. General Explanatory Note 18 allows greater stud size (depth) and/or heavier gage of steel to be substituted for the steel stud specified in the design. The stud spacing indicated is the maximum allowed. Penetrations in the fire barrier shall be protected by an approved penetration firestop system complying with IBC Section 713.3.12. Horizontal joints at the underside of the roof deck and vertical joints at the connection between the fire barrier and exterior wall panels shall be protected by an approved fire-resistant joint system designed to resist the passage of fire for a time period equal to the fire resistance rating of the wall.
