R/ c /uD ADJACENT ZONING:and the Town of I. RELATIONSHIP TO THE COMPREHENSIVE PLAN The site is located in the Carbondale Urban Area of Influence as designated on the Comprehensive Plan Management Districts Map. II. DESCRIPT]ON OF THE PROPOSAL The application has been referred to the Town of Carbondale, with no comments having been received at this time. The Carbondale and RuraI Fire Protection District has indicated that they serve the location and that the proposal will have no effect on the present fire protection service. The Town of Carbondale and the Carbondale Sanitation District provide existing water and sewer service to the site. Easements for central water and sewer lines should be included on the exemption p1at. Access to both lots will be by existing private drive off of Garfield Ave. Easements for this access drive should also be shown on the plat. While annexation to the adjacent town is encouraged with aproposal of this lype it is not required by the County rs Subdivision negulations . /- R/c/uD I A/R/RD, Carbondale. A. Site_Degg{gfion: The site includes a 32 unit mobile home park @ingle family dwelling unit. B. Project Description: The applicant proposes to divide the 2.54 acre parcel into two lots approximately .34 acres and 2.3 acres in size. The single family dwelling will be separated from the mobile home parkr oh the smaller parcel. C. History: The mobile home park on the site is a pre-existing non-conforming use. That the meeting before the Board of County Commissioners wasextensive and complete, that all pertinent facts, matters andissues were submitted and that all interested parties were heardat the meeting. 3 . That for the above stat,ed and other reasons, the proposedexemption is in the best interest of the health, safety, morals,convenience, order, prosperity and welfare of the citizens ofGarfield County V. RECOMMENDATION APPROVAL, with the following conditions: 1. That easements for central water and sewer lines be shown on theplat. That easements providing access topIat.
