HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLRE-05-19-5743 and SEPT -05-19-5744 Ian & Kristin Byman Single -Family Residence + Garage/Shop Manufactured Steel Building Antlers Orchard, Tract 9 — Rifle, Colorado 1) ALL WORK SHALL COMPLY WITH 2015 I.R.C., I.B.C., I.F.G.C., I.F.C., AND 2009 I.E.C.C., AS WELL AS MANUFACTURER'S INSTALLATION REQUIREMENTS. 2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST. 3) BUILDING IS APPROVED AS A SINGLE-FAMILY RESIDENCE + GARAGE/SHOP. ANY CHANGE IN USE OR OCCUPANCY (FOR EXAMPLE, COMMERCIAL USE) MUST COMPLY WITH GARFIELD COUNTY'S LAND USE & DEVELOPMENT CODE. IF THIS RESIDENCE IS EVENTUALLY INTENDED TO SERVE AS AN ACCESSORY DWELLING UNIT, THEN IT MUST COMPLY WITH 1,000 SQUARE FOOT MAXIMUM SIZE, OR A SUBSEQUENT LAND USE CHANGE PERMIT FOR A "SECONDARY DWELLING UNIT" WILL BE REQUIRED. 4) AN OPEN -HOLE SOILS REPORT AS PREPARED BY A COLORADO LICENSED PROFESSIONAL ENGINEER IS REQUIRED AT FOOTING INSPECTION TO VERIFY 2,000 P.S.F. MINIMUM SOILS BEARING CAPACITY. PROVIDE COPY OF REPORT FOR BUILDING INSPECTOR REVIEW AT FOUNDATION INSPECTION. 5) ON-SITE WASTEWATER TREATMENT SYSTEM TO BE DESIGNED AND INSPECTED BY A PROFESSIONAL ENGINEER LICENSED IN THE STATE OF COLORADO. PROVIDE COPY OF O.W.T.S. DESIGN FOR INSPECTOR REVIEW ATJOB SITE. ENGINEER'S FINAL REPORT REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY. 6) HIGH-STRENGTH BOLTING & FIELD WELDING REQUIRES SPECIAL INSPECTOR PER "SPECIAL INSPECTIONS" PROVISIONS OF I.B.C., CHAPTER 17. PROVIDE COPY OF APPROVAL REPORT AT FRAME INSPECTION. 7) PROVIDE FIRE SEPARATION BETWEEN RESIDENCE AND GARAGE/SHOP AS PER ITEMS #45, 46, 47 AND 48 OF PLAN ATTACHMENTS. 8) A MINIMUM OF ONE WALK-THROUGH SIDE -HINGED DOOR (MIN. SIZE: 36" WIDE X 80" HT.) IS REQUIRED FOR EGRESS FROM WITHIN THE GARAGE/SHOP. 9) INSULATION AT THERMAL ENVELOPE AS PER 2009 I.E.C.C., TABLE 402.2.5 AND PAGE ONE OF PLAN ATTACHMENTS. RADIANT FLOOR SLAB TO BE INSULATED WITH R-15 INSULATION AT SLAB EDGE AND R-5 BELOW SLAB PER I.R.C., SECTION M2103. 10) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL 15 REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
