Subject: Antlers Orchard, Tract 9 - Permit #BLRE-05-19-5743
Ian & Kristin:
We have reviewed plans for a new shop/garage + residence for the above referenced property, but before we can
finalize our review and issue permits we need for the following items to be addressed:
A. Soils Report — Please provide our office with a digital copy of the soils report as referenced by the Structural
Engineer.
B. Engineered Septic System — Per the subdivision plat, all properties in Antlers Orchard are required to obtain
Engineered septic systems prior to issuance of building permits. Please submit design by a Colorado licensed
Professional Engineer to our office.
C. Site Plan Clarification — According to the site plan of your property provided by Bookcliff Survey Services, there
is apparently an easement running diagonally across your property and between the shop/garage and other
planned buildings, but the copy provided to our office is illegible in terms of describing what this easement
represents. Please provide us with clarification as to exactly what this potential encumbrance on your property
actually is. If you can provide us with an 8 %2' x 11 size copy from the original survey, that should satisfy our
needs.
D. Driveway Permit — Provide our office with a copy of the driveway permit from Road & Bridge Dept.
E. Corridor Access to Bedroom 2 — The Building Code does not allow direct access from a Bedroom into a
Garage/Shop, and you will therefore need to add a hallway or corridor connecting the main living/kitchen to
Bedroom 2. This wall will need to meet fire separation requirements including a 20 -minute fire door with
automatic closing device into the corridor. We will mark up this required change on your floor plan, but wanted
to make you aware of this requirement.
F. Future Accessory Dwelling Unit — The dwelling unit shown on these plans is considered your primary dwelling
unit since no other residences are currently on this property. However, if your intention is to eventually utilize
this dwelling unit as an ADU under the County's relatively updated ADU regulations, you will need to remain
below 1,000 square feet in size. Square footage calculations are based on gross square footage (as measured
from outside face of perimeter walls).
Please provide us with response to items A—D as described above to our office at your earliest opportunity so that we
can finalize our review and issue permits for your project. Items E and F are simply provided for your information.

I have attached copies of the original property site with the water easement as well as the digital copy of the soils test.
