ADDITIONAL DWELLING UNIT REQUIRES A LAND USE CHANGE PERMIT. 3) CONSTRUCTION APPROVED PER IRC, R-104.11, ALTERNATIVE MATERIALS, DESIGN AND METHODS OF CONSTRUCTION AND EQUIPMENT. ALL WORK SHALL COMPLY WITH THE 2009 RESIDENTIAL AND ENERGY CODES, SPECIFICALLY FLOOR, WALL, ROOF/CEILING ASSEMBLIES, AND THERMAL ENVELOPE REQUIREMENTS. 4) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION, 1500 PSF. 5) ENGINEER SHALL BE ON SITE DURING PIER, PILE, OR CAISSON INSTALLATION. PROVIDE APPROVAL REPORT AT FOUNDATION INSPECTION. 6) ALL STRUCTURAL MODIFICATIONS AND ALTERATIONS REQUIRE ENGINEER SEALED APPROVAL REPORT/DETAIL AT FRAMING INSPECTION. 7) ALL HIGH STRENGTH BOLTING AND FIELD WELDING REQUIRES SPECIAL INSPECTOR. APPROVAL REPORT REQUIRED AT FRAMING INSPECTION. 8) BASEMENT REQUIRES EMERGENCY ESCAPE AND RESCUE OPENING PER IRC, R310. PROVIDE LIGHT AND VENTILATION PER IRC, R303. ADDITION OF STORM SHELTER & CONEX COLD STORAGE CONTAINER Per Amended Plans Submitted on 12/04/2017 9) PRE -FABRICATED STEEL STORM SHELTER (OR "ROOT CELLAR" AS SHOWN ON PLANS) IS APPROVED UNDER THE FOLLOWING CONDITIONS: a. THIS FULLY UNDERGROUND STRUCTURE IS NOT APPROVED AS HABITABLE SPACE, BUT EXPRESSLY UNDER TERMS OF USAGE FOR EMERGENCY SITUATIONS REQUIRING SAFE AREA OF REFUGE. ALTERNATELY, IF INTENDED FOR USE AS HABITABLE SPACE, A LAND USE PERMIT FOR AN ACCESSORY DWELLING UNIT SHALL BE OBTAINED THROUGH GARFIELD COUNTY'S PLANNING DEPT. b. STORM SHELTER SHALL MEET REQUIREMENTS OF I.R.C., SECTION R323 AND SHALL BE CONSTRUCTED IN ACCORDANCE WITH ICC/NSSA-500. c. EMERGENCY ESCAPE AND EGRESS TO BE PROVIDED PER I.R.C., SECTION R310. d. PLUMBING "GRAY WATER" SYSTEM NOT ALLOWED PER COLORADO STATUTES. e. IF APPLICABLE, ELECTRICAL PERMITTING & INSPECTIONS TO BE PERFORMED BY COLORADO STATE ELECTRICAL BOARD. FINAL ELECTRICAL APPROVAL REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY. 10) CONEX STORAGE CONTAINER IS APPROVED FOR USE AS A STORAGE SHED WITH THE FOLLOWING CONDITIONS: a. APPROVED FOR USE AS "COLD STORAGE" ONLY AND NOT AS HABITABLE SPACE. b. ENGINEERED FOUNDATION SYSTEM OR STRUCTURAL TIE -DOWNS IS REQUIRED. PROVIDE ENGINEER'S REPORT AND REQUIREMENTS PRIOR TO INSPECTION. c. FINISH GRADE TO DRAIN AWAY FROM BASE OF STRUCTURE IN ALL DIRECTIONS. d. VERIFY SAFE EGRESS FROM INSIDE CONTAINER IF LOCKED IN FROM EXTERIOR.
