This specific requirement is stated on the Final Plat for Elk Springs, Filing 9 (Plat Note #1). In addition, the Architect's building plans as submitted to our office clearly state that drawings are "PRELIMINARY DESIGN — NOT FOR CONSTRUCTION". Obviously, we require CONSTRUCTION DRAWINGS to be submitted to our office. Prior to our review of the Architect's building plans for Building Permit, we require submission of actual construction drawings. Please provide our office with (2) copies of the Architect's construction plans. Thank you for your prompt attention to these items. After reviewing the Grading Permit three weeks ago I know that there were revised/supplemental drawings provided to our office, but the current set of plans does not contain the Structural Engineering drawings (Sheets S1— S7). Can you please provide (2) copies each of these drawings to our office at your earliest opportunity so that we can finalize our review for permit issuance. Ht. Calcs Patrick: We do have that sheet in the plan set, but your site plans are somewhat difficult to read ... (lots of info and heavy line weights sometimes conceal information from view) ... but this will satisfy this requirement on this project. However, this method doesn't really address building height per Garfield County's standard definition using Average Natural Grade. We prefer to see the other method you typically use which illustrates the line of average natural grade with a line also illustrating allowable height above this line (typically 25' in most locations). On past projects you typically illustrate this on exterior elevations and building sections, and it's really helpful for us to see and confirm compliance. Thanks for your assistance with this item. I don't know if Roger Giard notified you about that condition or not, but please submit your building height calculations to us so that we can verify compliance with building height requirements. You can submit digital copies of your drawings/calculations to us via email for your convenience. Ht. Calcs Dave, I can eliminate some of the additional information on this sheet and Isolate the grade to ridge information if you would like. You can also see the ridge points on the Roof Plan without the contours. I did this process base on and to qualify for Elk Spring's requirement at 24 feet from grade to ridge which is more stringent than Garfield County's 25 feet average grade to mid roof. If you look closely at the building sections, they also show the 24 foot limit as noted. I am also trying to save time and printed sheets (money) for my clients. Do you see a need for me to process the height limits based on Garfield County's Calculations also? Any other projects in Garfield County that don't have their own subdivisional requirements I will continue to graphically note per county's requirements. Best Regards, Patrick Patrick W.
