GENERAL STRUCTURAL NOTES: BROWNSON ADDITION
GENERAL REQUIREMENTS
I. Design Is based on the 2003 edition of International
Residential Code (IRC.).

c. Wind X10 MPH Basic Wind Speed, 3 second gust
3.AII dimensions, elevations and details on structural documents
shall be verified against the architectural documents prior to
construction or fabrication.
4.The contract structural documents and specifications represent
the completed Structure. The contractor shall provide all
measures necessary to protect the structure and existing
adJacent structures and utilities.
5.Goordinate all openings through floors, walls and roofs with
Mechanical and Electrical Contractors. Notify Engineer of any
openings to be cut In structural systems.
FOUNDATIONS
1. Foundation design Is based upon the following assumed soil properties:
Maximum Bearing Capacity 15 00 FSF.
Active Soil Pressure 40 PGF.
Solis are presumed to be non -expansive, non -soluble, and not
prone to excessive consolidation_ Specific soil properties shall
be verified by the Solis Engineer upon excavation and prior to
footing placement.
2. All footings are to bear on imported, granular
compacted structural fill. Gompactive effort for structural
fill shall be In accordance with the Soils Engineer's
recommendations. Bearing soils (natural and compacted) shall be
Inspected and approved by the Soils Engineer prior to placement
of footings.
3. Avoid excessive wetting or drying of the excavation, keeping the
excavation reasonably free of water during placement of concrete for footings.
4. General Requirements:
a. Provide foundation ventilation In crawl spaces as required by
I.R.G., Section 408.1.
b. f=oundation malls with backfill an only one wall face shall have
ail supporting framing systems or temporary bracing in place
prior to placing backfill (unless noted otherwise an plan).
c. 3ackf ll I an Nails rilth fill on both sides to be compacted In
equal lifts each side of wall.
CONCRETE AND REINFORCING STEEL
I.AII concrete shall attain 3,000 PSI compressive strength within
28 days.
2.Use Type 1-11 Portland Gement (ASTM C150) with 4-6%
air entrainment. Concrete aggregate to be normal weight (stone).
3.Perform all cast -in-place concrete work In accordance with
"Specifications for Structural Concrete for Buildings," AGI 301-84,
unless noted otherwise. Provide hot or cold weather protection
per AGI 305 or 306.
4.Reinforcing steel shall conform to ASTM A615: Grade 60, minimum.
5.Horizontal reinforcing steel shall be made continuous by lapping
bars a minimum of 32 bar diameters at all splices and providing
corner bars. Fabrication and Installation of reinforcing steel shall
conform to AGI 315.
6.Prov[de accessories necessary to properly support reinforcing
at the positions shown on the documents.
1.Calcium chloride or admixtures containing more than 0.05%
chloride Ions or thlocyanates are not permitted.
8.0o not place pipes, ducts or chases In structural concrete without
prior approval of the Structural Engineer.

STRUCTURAL WOOD FRAMING
A. DIMENSIONAL LUMBER
I.AII timber construction (light and heavy) shall conform to American
Institute of Timber Construction (AITG) and National Design
Specification (NDS) standards.
2.Structural framing lumber shall be Hemlock Fir, with the
following minimum grades:
Plates and Studs: #2
Joists and Rafters: #2
3.A11 sill plates In contact with concrete or masonry foundation shall
be Foundation Grade Redwood or Pressure Treated Hem-Fir 1*2
or better, designated for "Above Ground" usage as defined by
the American Wood Preserver's Institute.
4.Laminated Veneer Lumber (LVL) shall be designed and fabricated
In accordance with the National r-esearch Board and the National
Design Specification for wood. LVL's to be 1%." thick wIth the
following minimum working stresses: Fb = 2600 PSI; Fv = 285 PSI;
E = 1,800,000 PSI
B. FASTENERS AND CONNECTORS
I.AII timber nailing and connections shall conform to IRC and AIT..
Reference IRC. Table No. R602.3(I): FasteningSchedule.
2.Metal connectors for wood framing are manuactured by the
Simpson Strong-Tie Company, connectors with nails shorter than
common as follows:
8d x I!4"; IOd x It"; I6d x 21", unless noted otherwise.
3.Alternate connections and fasteners to those listed above, which
have 1.0.5.0. approval, may be used upon approval by the
Engineer.
4.Lag screw connections, Including lead holes, pilot holes, and screw
Installation, shall conform to NDS.
5.15olts for wood member connections shall be ASTM A501 with
minimum I%2" diameter washer each end, unless noted otherwise
Do not countersink bolts unless noted otherwise.
