Re: Unsafe Structure at 700 CR 355, Parachute, CO
This letter is follow up to the posting of an unsafe structure at the above
property. Notice of an unsafe structure was attached to the structure on
October 3,20t8. As directed on the notice, we have not heard back from
the property owner since then. lt appears from a visual inspection at that
time that this structure has multiple electrical hazards in addition to visual
mold growing on the walls of the unit. The building department is ordering
the owner of the property to have the unsafe condition reviewed and
corrected before the structure is occupied.
It is required by the owner, agent, or person in control of the structure to
declare immediately to the building official acceptance or rejection of the
terms of the order.

MOLD INSPECTION REPORT- 5/3/2019
Address: 700 County Road 355, Parachute, CO 81635
On Wednesday May 1,2019 Restoration 1 was contacted to perform a comprehensive Mold
lnspection at 700 County Road in Parachute, CO.
Tadd Warner, General Manager - Restoration I & Certified MRT (lnternational Restoration
lnstitute Mold Remediation Technician Certification #197956) arrived at the home to investigate
at approximately 12:30 pm on 51312019.
Mr. Warner inspected every room of the house with special care to investigate areas where
mold typically grows (under sinks, behind dishwasher and refrigerator, corners of closets,
corners of ceilings, attic, space between 1't and 2nd floors and the utility room.
Findings
There is ÂlO active mold anywhere in the house, however, there are some small areas of
concern which have been addressed with Mr. Long.
Recommendations
1. Pull dishwasher out from underneath counter, there is evidence that at sometime in the
past the connections were leaking. Photo on right below is the subfloor directly beneath
the dishwasher. The water stains are a definite indication of past water intrusion into the
area.

2. Possible leak beneath sink in laundry room. Check pipes in this cabinet for leaks once
water is turned back on.
3. lnsulate pipes in Utility Room. Wrap pipes with foam insulation in order to prevent high
level of humidity in Utility Room, leaving pipes uninsulated results in a high humidity
level in this room which then creates an environment in which mold can flourish. Spots in
photo on right are former mold colonies which have been starved of water. This causes
the colony/ies to go into a state of hibernation in which they stop growing spores and
cannot spread. ln this state the mold is harmless.

4. Attic Space has evidently had water intrusion in the past although it was completely dry
during my inspection. There was an unusual amount of wind blowing through the attic
and I would recommend finding cause and repairing it. lfound no active mold in this
area, the reason for concern with strong air current is that stormwater may also find it's
way through areas wind current is blowing through.
