I visited 170 Mel Ray today (Edna Montanez's property) to measure the adjusted carport. I measured the carport
dimensions to be approximately 9'-6" x20'-0" which equals 190 SF. There were new column footers in place that are
positioned outside the building setback (you can see one of them in the background of photo 2019-07-24
tO.26.44.jpg). Edna has informed me that she will be moving the wood columns to the new footers this weekend. The
roof line had also been cut back to match the house roof line. I have attached photos of my measurements.
Since the area is less than 200 sl the roof line does not extend more than 18" into the setback and the column footers
are positioned outside the setback, it appears that a building permit is not necessary and the carport will be in
conformance once the wood columns are relocated onto the new footers.

The AASHTO P "Passenger" vehicle is 19' long with a terrible turning radius and considered the industry standard for
modelling parking lots, garages, short residential driveways, etc. lt's the equivalent of a modern day Double Cab Ford F-
150 with a 5.5' bed (which is what I drive) or a Ford Expedition (about 1"7.5' long). lt's much larger in actuality than a
modern 4-door passenger car or SUV.

The parking/turning analysis seems sufficient. One limitation is that it was performed using a passenger
vehicle. Pickups and/or SUVs were not analyzed. The condition does not specify and a passenger vehicle would

I have updated the Civil Plans for 170 Mel Ray Road to include the required Parking Analysis on Sheet
C.1 as required for the LUCP (Condition #4). I also adjusted the annotations for the Sanitary Sewer and a
double cleanout detail per the West Glenwood Sanitation District. Not that those are related to the
LUCP though.
I believe Edna is working on getting the carport removed. l'll let you know when the removal is
complete.
Please let me know if you need anything more from me for issuance of the LUCP so that Edna can apply
for the Building Permit.
