Hi Andy,

I have a grading permit application for the above. It appears they amended the plat to combine two lots?? Can we issue
a grading and building permit for this lot?
Thanks,
Andy

Andy,
Per our conversation on Friday:
The finished floor of the proposed main level is 6065.36', noted on the site grading and drainage plan, which
coincides (noted) with the architectural 100'-0". The existing 6065.0' contour runs through the middle of our
proposed addition, and the overall lot slope where the existing and proposed building is approximately 2'.
The proposed addition is 6" less than the existing structure in height. Our maximum height of the proposed
addition is 29'-6 1/8” above 100'-0", plus 4.3" above the existing grade, which is approximately 29'-10 3/8"
above grade. The midpoint is dimensioned at 24'-6 1/2" above 100'-0", plus 4.3" above the existing grade,
which is approximately 24'-10 3/4".
The maximum allowable midpoint height is 25'. The Aspen Glen DRC requires a height survey when the
proposed structure is framed.
Please feel free to contact me if you have any questions.

UP WITH THE SAME SOLUTIONS. I HAVE BEEN IN TOUCH WITH MY CLIENT TO DISCUSS
THIS. THEY WILL BE BACK TO ME SHORTLY AND WE WILL MOVE FORWARD FROM THERE.

am reviewing Cooper's addition at Aspen Glen, but we are having trouble understanding how the upstairs residential
area is separated from the garage below as per I.R.C., Sections R302.5 — R302.6 requirements.
Given the floor plan layout, it appears that there are a couple of possible solutions:
1. Include the Workshop as part of the garage area, which requires a "vestibule" wall enclosure at the spiral stair with
fire -rated door and automatic closer to prevent open access between stories, or
2. Utilize the wall between the Garage and the Workshop as a fire -rated demising wall, which requires installation of
fire -rated door(s) and automatic closer(s) at wall between the Garage and Workshop rather than a sliding barn door.
Please provide us with additional information — including revised plans if applicable — about how you intend to achieve
the required fire separation between these areas so that we can finalize our review and issue a permit for this project.
Thanks,
Dave Argo
