1. ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND
2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2. IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3. NEW SINGLE-FAMILY RESIDENCE IS APPROVED CONTINGENT UPON RECLASSIFICATION OF
EXISTING RESIDENCE AS AN "ACCESSORY DWELLING UNIT" PER SEPARATE BUILDING
PERMIT APPLICATION.
4. OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 1500 PSF.
5. AT UNFINISHED BASEMENT UNDERSLAB PLUMBING ROUGH -IN IS ALLOWED, BUT FINAL
INSTALLATION OF PLUMBING FIXTURES IS NOT INCLUDED IN THIS PERMIT. UNFINISHED
BASEMENT MUST BE INSULATED, CONDITIONED AND SHALL INCLUDE 1/2" GYPSUM BOARD
AT UNDERSIDE OF FLOOR FRAMING (AS PER I.R.C., SECTION R302.13) *NOTE: BASEMENT
FINISH WILL REQUIRE A SUBSEQUENT BUILDING PERMIT PRIOR TO COMMENCEMENT OF
THIS WORK.
6. INSTALLATION OF A RESIDENTIAL FIRE -SPRINKLER SYSTEM IS REQUIRED AND SHALL BE IN
ACCORDANCE TO NFPA 13D OR I.R.C., SECTION P2904. VERIFY ALL REQUIREMENTS AND
COORDINATE INSPECTIONS WITH LOCAL FIRE DISTRICT. PROVIDE EVIDENCE OF ROUGH -IN
APPROVAL AT FRAMIING INSPECTION, AND FIRE DISTRICT SIGN -OFF AND APPROVAL WILL
BE REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
7. ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL
APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
