HomeMy WebLinkAbout2.0 Staff Report 08.18.1975Aaaust 18, 1975 Board of County Commissioners Garfield County Courthouse Glenwood Springs, Colorado 81604 , Re: Senate Bill 35 Exemption Randy Wilson Gentlemen: The sketch plan information regarding this piece of ground proves physical access, sufficient ground for septic systems and meets the minimum lot size for its zone district.,, Review of past exemptions indicates*_ that the condition of access and increasing density are items of concern for approval. With one structure on the present parcel of ground,, neither access nor present density are a problem at this time., However,if lots proliferate, then density could caase a probleA, especially since the possibility of zone change requests must always be considered.,_. The present request divides ground into four parcels, of ground _ consisting of 5.1 acres, 10.1 acres, 10.acres and 15 acres. If the presence of the county road as, a.geographical boundary is,ailowed, no specific objections exist to,the request for exemption. No further subdivision of the ground should_ be, allowed. Respectfully submitted, RAW/kay Robert A. Witkowski Planning Director
