ZONING: A/R/RD WATER: SEWER: ACCESS: COMPREHENSIVE PLAN: COMMENTS: Existing domestic well on 27 acres; household use only well (#126343) on 1.5 acre parcel Individual septic From State Highway 325 District B (Subdivisions/Rural Serviceable Areas z to 1 mile radius, Moderate Environmental Constraints) 1. The A/R/RD zone district requires a two acre minimum lot size. However, the applicant received a variance from the Garfield County Board of Adjustment in September 1982 for the 1.5 acre lot size (see attached variance authorization, pages 39-43 ). 2. The County Comprehensive Plan indicates that development in this area may have the same or a compatible density with the existing subdivision designating the area. In this case, Rifle Creek Estates and Rifle Creek Ranch set the precedent for approximately 2.5 acre lots. Due to the extenuating circumstances, the 1.5 acre size appears to be sufficiently compatible with the area. 3. The Division of Water Resources has verified the household use well permit for the 1.5 acre tract and recommends approval of this request. RECOMMENDATION Approval, with the following conditions: 101. The applicant shall submit a copy of their approved State Highway access , permit for the 1.5 acre tract prior to signing of the exemption resolution. a~' L/ 2. The applicant shall submit the $200.00 school assessment fee to the Planning Department prior to signing of the exemption resolution.
