The site is located primarily in District C, Rura1 Areas withEnvironmental Constraints and partially within District E, Ruralwith Severe-Moderate Environmental Constraints, as designated
Comprehensive Plan Management Districts Map.
II. DESCRIPTION OF THE PROPOSAL
A. Site Descliption.: The site consists of fairly leveI pasture landffityRd.andStateHighwaywit[moderitetosteepslopes and native vegetation developing to the north of the
County Rd. Improvements on the site include two largestorage structures and two single family residences.
B. Project Description: The applicant proposes to create two newlots out of that property between the County Rd. and StateHighway, approximately 6 acres and L2 acres in size. The twostorage structures will be located on the 6 acre parcel. Theremainder of the acreage is proposed to be merged with adjoiningIands owned by the applicant.
C.History:In May, I985, the Board of County Commissioners didconditionally approve an exemption from the definition ofsubdivision on this site creating a 2 acre parcel containing the2 existing dwellings. This action is stiIl pending, awaiting thesubmittal of an Exemption plat.

2. The Colorado Division of Water Resources has verified that the
existing well on the site can be used to serve two separate lots.
3. As this proposal is technically on the same property as the
pending 2 acre split, the 2 acre exemption should be finalized by
the incLusion of that lot on the Exemption Plat for the present
applicaLion.
IV. SUGGESTED FINDINGS
I. That proper posting and public notice hras provided as required
for the meeting before the Board of County Commissioners.
2. That the meeting before the Board of County Commissioners vras
extensive and complete, that all pertinent facts, matters and
issues were submitted and that all interested parties were heard
at Ehat meeting.
3. That for the above stated and other reasons r the proposed
exemption is in the best interest of the healt,h, safety, morals,
convenience, order, prosperity and welfare of the citizens of
Garfield County.
RECOMMENDATION
APPROVAL, with the following conditions:

2. That the Exemption PIat, when filed, include the previously
approved 2 acre parcel, and that all conditions of approval for
the creation of said 2 acre parcel be satisfied prior to final
approval.
3. That a Boundary Line Adjustment affidavit merging the remaining
approximately 25 acres with adjoining properLy owned by the
applicant shall be completed prior to final approval of the
exemption.
4. That easements for waterlines and for access and maintenance of
the existing well be included on the Exemption Plat. fn
addition, each parcel shalI receive a deeded interest in the well
of no less than 5 gpm.
5. That the applicant submit $200 in School rmpact fees for the
creation of a total of one new lot.
6. That all representations of the applicant, either within Ehe
application or stated at the meeting before the Board of County
Commissioners, shaIl be considered conditions of approval.
