We are currently reviewing plans for a new manufactured home to be located at Beaver Creek Highlands, Lot 3 -
including some additional drawings you recently provided to our office. Unfortunately, after reviewing all information
you have submitted, we require an Engineered foundation and framing plan for the basement level of this new
residence before we can approve your application.
ln some cases, we can accept a basic foundation design that complies with our minimum concrete & steel reinforcing
requirements, but given the intended design of your basement - including several window & door openings - as well as
the manufacturer's notations on plans specifically deferring foundation design to "others" for the placement and
support of their modular unit, we simply cannot approve this application without an Engineered foundation & framing
plan for the basement.
ln order for a Colorado licensed Professional Engineer to provide you with proper foundation design, you will need to
provide them with a copy of the structural data from your modular manufacturer, and the Eng¡neer will need to adhere
to Garfield County's typical minimum design requirements (see attachment). Once you have received the Engineer's
stamped drawings & specifications, please submit (2) copies to our office so that we can complete our review of your
project and issue permits at our earliest opportunity.
ln addition to the Engineered foundation plan for the basement, we also need for you to contact Garfield County's Road
& Bridge Dept. for a driveway permit since your property is served by a county road. Please also provide us with a copy
of the driveway permit you receive from them.

This one is in the Que to review. They want to use a wood foundation but have not submitted the foundation plan to
date. Possibly the AWC has specifics on using something other than 2x6 foundation framing. We are waiting to see
what they come up with.

It is well hidden, but possibly additional standards are available from the AWC American Wood Council for different
width walls. Me, I like concrete underground.

hey andy , thanks for the info. question- why does this only show 6" basement walls? I've never even heard of
using that size. as small as our house is, enercept is calling for 8" walls, studs on 16" centers with integrated
foam. my parents house had 10" walls with studs oî 12" centers. I understand the 4' backfill on the 6" walls,
but how do we determine the backfill for stronger walls if its not written in the code?
