RE: [External] Fairways at Aspen Glen, Lot 6 - PermitSubject:
Hello Dave,
Thank you for including me on the below email. I immediately reviewed the DRC approved plans and remember that the
DRC did discuss the close proximity of the eaves in relation to the Building Envelope with Bob. I called Bob this evening
and he believes that the eaves are within the B.E. and will get this sorted out with you.
Anyway, I appreciate you keeping the DRC in the loop.
Very Best,
Deborah

Subject: Fairways at Aspen Glen, Lot 6 - Permit #BLRE-09-L9-5953
Chad & Bob:
We have reviewed plans for a new single-family residence to be located at The Fairways at Aspen Glen, Lot 6.
But before we can finalize our review and issue permits, we need for the following items to be addressed:
t. Engineered Site Grading Plan - The provided site plan is shown at a very small size and it does not depict the
Building Envelope or show pertinent dimensions or offset distances from the building perimeter relative to the
Building Envelope. You should also note that excavation and re-grading is limited to extents of the property
boundary lines of Lot 6, and is not allowed to encroach onto Lot 5 as illustrated on th¡s Site Plan. Please resubmit
(2) copies of this drawing at 1" = L0 feet scale along with items as described above.
2. Building Envelope - Based on drawings submitted with the plans, it appears as though roof overhangs will
encroach beyond the platted building envelope. According to the Site Plan on Sheet 4100 and the typical roof
overhang dimension of I'- 6" as shown on detail L/A6OL the maximum extent of roof overhangs appears to
exceed outer limits of the Building Envelope in several locations, which is specifically not allowed in Aspen Glen
(see attached graphic definition of Building Envelope). Please provide our office with dimensioned roof plan
layout with the platted Building Envelope superimposed and clearly illustrating that the entirety of roof is
located within extents of the Building Envelope. This drawing must be prepared & wet sealed by either a
Colorado licensed Architect or Professional Engineer.
3. Maximum Buildins Height - The measured building height taken at the midpoint of the highest roof is within six
inches of the 25' - O" maximum height above "average natural grade". . . (refer to the attached redline of North
Elevation). Although we don't require additional information to be submitted at this time, it is important to
point out that an improvement survey as certified by a Colorado Professional Licensed Surveyor will be required
at frame inspection to verify that the as-built structure has been built in accordance with the 25-foot maximum
limit (refer to the boxed red note on the attached redline drawing)'
