HomeMy WebLinkAboutDescription of WorkHomeowners: James and Connie Meine Property Address: 296 River Bank Lane Glenwood Springs, CO 81601 Detailed Description of Work Being Permitted General Scope: Finish approximately 65% of the previously unfinished walkout basement to create additional living space. Work will include erecting non-structural partition walls to define specific room boundaries and to cover foundation walls, install all electrical components, install a gas direct -vent fireplace, install a 4 piece bathroom, install cabinetry and sink for a wet bar, install interior doors and install flooring. Walls: 3-5/8" 20ga metal stud construction with 5/8" drywall skin. Ceiling will be skinned with 5/8" drywall as well. Electrical: All electrical work will be installed to code and has been permitted with DORA. ( see attached) The majority of lighting used will be LED recessed lighting. HVAC: No new duct work needed, original installation by builder is adequate. Plumbing: New water lines will be run to bathroom fixtures, including double vanity sinks, toilet, freestanding tub and a shower. Water lines will be run to both a wet bar sink and a workshop sink. Existing rough -in drains for the shower, tub and toilet will be relocated. Existing rough -in drains for the sinks will be utilized as is.
