RE: Subdivision Exemption
Dear Betty:
On August l,l994,the Board of County Commissioners conditionally approved yourrequest
lor a subdivision exemption. The approval was subject to the liling of an exemption plat and
completion of the following conditions:
l. All representations of the applicant shall be considered conditions of approval
unless otherwise stated by the applicant.
2. A Final Exemption Plat shall be submitted, indicating the legal description of the
property, dimension and area ol all proposed lots or separate interests to be
created, ac@ss to a public right-of-way, and any proposed easements for
drainage, irrigation, access or utilities
3. The applicant shall have 120 days to complete the required conditions of
approval. Extensions of 120 days may be granted by the Board for a period of
up to one (l) year.
4. The applicant shall submit $200 in School Impact Fees lor the creation of each
new lot.
5. Control of noxious weeds is the responsibility of the property owner.

6. A driveway permit, if necessary, shall be obtained from the Garfleld County
road and Bridge Department prior to the signing of a final plat.
7. United States Forest Service Wildfire Prevention Guidelines shall be followed
for all structures.
8. Easementsfortheuse andmaintenance ofthe existing ditches shall beshownon
the final plat.
9. The status of County Road 233 should be verified by the applicant's suryeyor,
and dedicated to the public if necessary.
