(1973) Section 30-28-l0l (10) (a) - (d) as amended, and the Subdivision Regulations of Garheld CountylQlorado, adopted April 23,1984 Seotion 2:20.49, the undersigned lully petitions the Board of County Commissioners olGarfield County, Colorado, to exempt by Resolution the division of -acre tract olland into tracts of approximately - acres each, more or less, lrom the del-rnitions of "subdivision" and "subdivided land" as the terms are used and defined in C.R.S. SUBMIT'IAL REQUIREMENTS: An application which satisfies the review criteria must be submitted with all the following information: A. B. Sketch map at a minisrum scale cf l"=200' showi.ng the legal descripticn of the property, dimension and area of all lots or separate inl"erests to be created, access to a public right-ol-way, and any proposed easements lor drainage, irrigation, access or utilil.ies; Vicinity map at a minimum scale of 1"=2000' showing the general topographic and geographic relation of the proposed exemption to the surrounding area within two (2) miles, for which a oopy of U.S.G.S. quadrangle map may be used. The Sunlight Inn and Reality Limited Liabitity Co. is requesting that 1ot 28 of the Sunlight Inn exemption #2 be permi-tted to construct a duplex for tlr. William Mahanr ds shown on the enclosed p1at. This area is currently zoned commercial limited and we intend to submj-t to Garfield Co. for review, a PUD proposalr ES soon as the ongoing Four Mile road study is reviewed. This property, as well as Peter Brighams, are to be incorprated in the pUD proposal. This proposed duplex is owned by a single individual whos permanent residence is out of state, and who intends to rent said duplei to vacationing skiers. Cost to develope and providing a sales model are crucial to our future development plans; and this property will provide the Co with such. Experience demonstrates that development of a BED BASE for skiers on the premises would actually reduce road traffic on Pour Mile Road due to lodging skiing vacationers over extended periods of up to 7 days. We also feel the local economy can only gain from this type of future development and wiIl hasten progress for Ski Sunlight within the industry. Calllngs.YelJack Moderately steep to very steep, well drained, deep soils; on ridgetops, mountainsides, and benches This map unit is in the central part of the survey area. Slope is 12 to 65 percent. The vegetation is mainly aspen, woody shrubs, grasses, and forbs. Elevation is 7,500 to 9,500 feet. The average annual precipitation is about 18 to 20 inches, the average annual air temperature is 39 lo 41 degrees F, and the average frost-free season is 70 to 80 days. This unit makes up aboul 2 percent of the survey area. lt is about 41 percent Callings soils, 3g percent Yeljack soils, and 21 percent soilj of minor extent. Callings soils are on convex ridgetops and mountainsides. These soils are mjderately steep to very steep. They formed in alluvium and colluvium derived dominanily from sandstone. Typically, the surface layer is loam. The next layer ii gravetty toam and very cobbly clay loam. The subsoil is very'gravelly clay loam. Below this to a depth ol 60 inches'is-very ' cobbly sandy clay loam. Yeljack soils are on mountainsides and benches. These soils are moderately steep to very steep. Theyformed in alluvium derived dominanily from sandstone and loess. Typically, lhe surface layer is silt loam. Thenext layer is silly clay loam and clay loam. The subso[l to a depth o{ 60 inches or more is clay loam. Of minor extent in this unit are Ansel and Anvik soils.This unit is used lor livestock grazing or wildlifehabitat. rt provides good summeiand tatt nauitat for erkand mule deer. Other common wildlife species are blue gJouse, ruby.crowned kinglet, cottontail, porcupine, andblack bear. 10. Jerry-Cochetopa-Forsey Gently sloping to very steep, well drained, deep soits; onalluvial fans, hills, valtey sides, mountainsides, and ridges This map unit is throughout the survey area. Slope is 1 to 65 percenl. The vegetation is mainty grasses, ' - forbs, and woody shrubs. Etevation is z,'SdO to 1o:5oo feet. The average annuar precipitation is about 17 to 20inches, the average annual air temperature is 36 to 40degrees F, and lhe average frost_free season is 45 to85 days. This unit makgl up about 44 percent of the surveyarea. lt is about 33 percenl Jerry and similar soils, 3bpercent Cochetopa and similar soils, 20 percenl Forsey and similar soils, and 17 percent soils of minor extLnt.'Jerry soils are on ailuviar fans and hi[s.
