More specifically, whenever a manufactured housing unit has anything of a structural nature altered or added on to it, we require that a Structural Engineer (Colorado licensed P.E.) sign-off on those changes to the manufactured unit. ln this case, we need to have an Engineer review & wet-seal the following items: L. Shed Roofs above Entrv Doors - These shed roof dormers located on the north side of the ADU create asymmetrical loading on top of the CDOH approved unit, and they need to be reviewed & detailed by an Engineer to verify that they don't cause undue burden on the manufactured unit's roof structure. There also needs to be better explanation and information about what exactly the "frame" as illustrated on the North Elevation consists of. ls this a steel frame structure? ls it affixed to the exterior wall, or does it rests on a footing? Please provide additional information that clarifies design intent. 2. Sunshades - The steel frame structure for these proposed sunshades requires additional detailing from an Engineer to substantiate that this structure is supported adequately. Again, a P.E. must sign-off that the modular building will support the sunshade structure, and also needs to confirm Head-Loc screws (as detailed) will actually support the weight of the steel frame structure. lf not, provide alternate detailing to support the sunshade structure. Please provide us with the required Engineering of these items at your earliest convenience so that we can finalize our review ofthese proposed changes. Home Rimledge Soils Report.pdf Hi Dave, Thanks for the through review and note about the septic tank. I have attached the soils report here. In regards to the perc test, we would like Garfield County to do the test and engineer the septic system. We are ready to do a perc test and get the engineer going and would like to do so as soon as possible. V/ho should I contact to get that scheduled? As you can see, we need to receive a copy of the site specific soils report including perc test results for the septic system before we can finish our plan review. Please submit a digital copy of the soils report at your earliest convenience so that we can finalize our approvals and issue permits. p.s. Also please note that required minimum size of a septic tank for seven total bedrooms (both residences) is 2,000 gallons - not the 1,500 gallon size as shown on your site plan. This is already redlined on the plans, but wanted to make sure that you are aware of this requirement which comes from Garfield County's O.W.T.S. regulations. Thanks, 1 Dave Argo
