RE: 62 Sweet Grass
62 Sweetgrass Memo 2017-07-L0.pdf
I appreciate you copying us on the building height information you sent earlier today and follow-up voicemail message,
but any further discussions about the building height issue need to take place between you and Leslie Lamont with
Aspen Glen's DRB. From the Building Department's perspective, you have satisfied Garfield County's concerns about
building height with the ILC document from the Surveyor, and any remaining issues between you and Aspen Glen DRB
should be addressed between yourselves as we do not enforce their specific regulations.
However, we still haven't received response from you with regard to other items included in a Memo sent to you on
Monday, July 10 (copy attached) especially those items related to stamped/sealed certification of the foundation by the
project's Structural Engineer of Record and stamped/sealed certification of soils testing/compaction by the project's
Soils Engineer of Record for backfill operations related to installation of the foundation.
As described in that Memo, each of these Engineering certifications - including a report for the concrete foundation
already in place for the basement foundation - must be provided to our office for the entire foundation. For example, if
you decide to phase the remaining concrete work into several additional concrete pours, we need to receive
certification reports for each of these phases, including both footing and foundation certification reports for each phase
of this work, plus any related soils certifications.
Prior to initiating additional work at the job site, please provide us with the Engineer's certification report for the
existing poured in place walls and footings.
Also, at this point, we prefer to receive email correspondence from you confirming your understanding of these
requirements for proceeding with work at the job site.
Thank you for your attention to this matter.

Good Morning,
Please see the attached drawing which illustrates the following;
l. The first elevation of 78'- 0 which is what the Finished ftoor is called out on the attached plans would put the
overalt height of the structure as measured by the Aspen Glens method of calculations at 23' '10 114*-
2. The second elevation is what the approved Grading and Drainage plan calls out, which would put the overall
height of the structure as measured by the finished grade at24' ' 10 114".
3. The third elevation is what Garfield County estimates the average undisturbed finished grade to be, which
would put our building structure as measured by the Aspen Glens method of calculations at 27' '5 114* -
According to the Etevations catled out on the Grading & Drainage plan there wouldn't be an issue with the overall
height of the structure.
Using the average undisturbed grade puts the finished floor 2' - g ll2inches below the North East corner
elevJtion as shown on the Approved Grading & Drainage plan. And probably another additional 6" below the
crown of the road.
l'm not sure why it would make sense to have this house built 3' below the road.
! am hoping to work towards a solution to resolve this matter as soon a possible.
Sincerely,
ILJwrrerce
