I hope this message finds you well. l'm happy to share that we are in the final stages of construction of our home at 62
Sweetgrass Dr. Flooring, landscaping and trim work are all being completed as we speak, and we are optimistic that we
will be able to call for a final inspection within the next couple weeks.
Although the Building Department had previously inspected and released the June 20, 201-8 Stop Work Order, we wanted
to provide the following final reports for your records:

As requested, personnel of RMG - Rocky Mountain Group have performed several site visits to the
above referenced address. The purpose of our visits was to visually observe the framing and foundation
components. The purpose of our visits was to verify (to the best of our ability under limited viewing and
accessible means) the installation of the following as compared to the above referenced plans:
o Exterior sheathing, sheathing nailing and anchor bolts
o Structural framing members that include trusses, beams, columns, window headers with
associated trimmers and king studs, floor joists and all connections
o Interior shear walls and holddown connections
o Structural integrity of the 2-hour interior party wall
o Foundation walls, counterforts and interior and exterior pads.
Based on our observations, it is our opinion that the structural framing and foundation components listed
above have been installed in general conformance with the plans and specifications referenced above.
The following is a list of specific structural framing and foundation fixes and/or modifications for
Duplex A:
Non- balloon framed walls were deconstructed and reconstructed as indicated on the plans.
Incorrect hangers were analyzed and replaced with previously specified hangers, where required.

H2.5 hurricane clips added to trusses where missing.
Bearing blocks were added to girder trusses where missing, as specified on the plans.
Incorrect headers were removed and replaced, as required, per plan.
Incorrect trimmers and king studs were added, as required, per plan.
Exterior and interior shear walls with holdowns were added, per plans.
Fixes for girder truss G1GD and trusses F2 and F3 (sheet S3-A) provided by the truss company (dated
07-30-18) for damaged bottom chord. Fixes implemented.
Missing 3" diameter steel column on sheet S3-A installed per the plans.
Fix for girder truss LSGD (sheet S3-A) provided by the truss company 8lI7lI8 and implemented.
Balcony area on S3-A reframed per redlines provided by RMG.
Built up stud columns were required to be continuous down to the foundation or supporting member and
the built-up columns were required to be blocked solid at the floor system.
2x4DF #2 studs at 16" o.c. were added to the existing 2x4 studs at 16" o.c. to the main level party wall.
Grade stamps for exterior roof beams provided by G.J. Gardner.
Pads in the crawl space that were not the correct depth were modified per detail provided by RMG dated
08106119.
Pad modification provided by RMG dated09128/18 was installed per details.
Anchor bolts were added to wall bottom plate where required and non-shrink grout used at gaps between
the bottom plate and top of the foundation wall to provide solid bearing.
Non-pressure treated wood in contact with foundation walls was removed and replace with treated
members.
Non treated furring strips against concrete replaced with treated or Y+" air gap provided between
contacts.
The following is a list of specific structural framing and foundation fixes and/or modifications for
Duplex B (where differing from Duplex A):
Missing 3" diameter steel column and column cap for girder truss XXlGD (sheet S3-A) installed.
Missing () 2xa post under girder truss O1GD (sheet S3-A) installed. Alternative framing provided per
redlines by RMG in lieu of bearing block.
Missing truss N5 (sheet S3-A) ordered and installed.
Girder truss XXlGD (sheet S3-A) was missing the vertical member to attach the (a) n-718" LVL beam
by. RMG specified aHGU7.25-SDS with 6" screws. This was installed.
The incorrect hanger was used for the lower end of the ( ) n-718" LVL (from above) to the W10x26.
RMG specified aHGIJ7.25-SDS. The incorrect hanger was removed and this was installed.
Truss 08 (sheet S3-A) had a damaged bottom chord. A fix was provided by the truss company (dated
07-06-1 8) and installed.
Missing framed crawl space access under kitchen provided with redlines from RMG.
Missing steel bracket at basement W8x18 beam installed per RMG modification dated 10/18/17.
Crawl space access and furnace duct work cut into existing foundation walls provided with foundation
modifications by RMG dated 08/13/18.
Overcut basement windows provided with foundation modification by RMG dated09l09ll9.
Pad S in basement reformed to correct dimensions. Top 4" of non-structural slab removed and replaced
with type I/II 3000 psi (min) concrete. Existing baseplate and column placed on top of structural slab.
