Andy,
The Sheepy Hollow residences will be on the Town's supply. My correspondence with Kevin
Schorzman follows. Please let me know if you need something that is more formal. I've not
spent any time trying to figure out how Kevin arrived at max square footage of 2,800 for
each home because we are well within that number.

Thanks Joe. I took a look at this and as long as the buildings don't go over 2,800 sqft each,
or a total of 5,600 sqft, you should be okay. On a side topic, I stopped by today to see you,
but you were in a meeting. When you have a chance, give me a shout. I have two unrelated
questions about the Rockford Ditch, but they are not urgent.

Dear Kevin,
CRMS intends to scrape the Sheepy Hollow building and construct two single family
residences in it's general footprint. Sheepy Hollow has seen a number of uses since it's
construction (circa 1955) but was originally a student dormitory with at least one attached
faculty residence, perhaps two. When Mark O'Meara and I reconciled the current, as -built
EQR inventory, we assigned 2.8 EQRs to the building.

Each new single family home will have three bedrooms, two bathrooms and be less than
2,000 square feet. Preliminary floor plans are attached. Final square footage will certainly
not exceed 2,500 square feet though it's possible a half -bath could be added to one, or
both. It appears to me this would result in an EQR decrease according to the table and likely
less actual water consumption than all previous uses.
I am also attaching the map of our central campus to give you an idea of where the site is
located on the east bank of the Crystal River near the Welcome Center. You are certainly
welcome to come by to take a look. We would be grateful to you and the Town for some
sort of pre -approval that we can submit to Garfield County with our building permit
application in the coming weeks. Please let me know if you need any additional information
in order to consider our request.
