Dave, I'll assume this takes care of the condition of waiting on the Land Use Change Permit. Is that a correct assumption? Also Dave, (and I can't remember if I shared this with you in a prior email), it's come to our attention that there was an issue with the grading/drainage plan that we submitted to Claire and then she forwarded over to you. Bob Wood, who did our survey work, let us know that the topology of the cut slope into the hill behind our ADU is incorrect. He calculated the slope down to the ADU floor slab instead of the back wall. This is an error in slope calculation of approximately 8 feet to our benefit. If he corrects this, and updates our plan for both surface grading and sub -surface drainage, 1 will you accept this updated plan? We're encountering delays in getting an Engineer stamp simply due to the workload these Engineers have. Please note that our existing residence is built into the same hillside and the grading and drainage would be exactly like we've got today which works perfectly. You're welcome to come out and have a look if that would help. Please let me know. Progress feels WONDERFUL! We had two options to supply water to the ADU. Option #1 was to plumb in an underground line from our primary residence to supply filtered/treated water to the ADU. Option #2 was to tap into the water line from our well that services our primary residence and take the unfiltered water to the ADU and install a separate water filtration and treatment system. We've opted for Option #2 based on the ease of installation versus the complexities of Option #2. I've CC'd Dennis Brown with Reliant Heating and Plumbing who will be doing our heating, plumbing and water filtration and treatment. He has recommended a system for us to install and I'm sure he'll be able to tell you it's capabilities in terms of whole - home water filtration, treatment and specifically how it deals with coliform. Everything looks good with the water quality test save for the presence of coliform. I will still be able to issue the Land Use Change Permit but will require a written statement from you explaining how you plan to treat the coliform issue. I'm assuming your Culligan water filtration system only fillers water for your house, correct? Please submit a separate email to me explaining how, at time of building permit, you will treat the coliform in the water supply for the ADU. Resource Engineering lists a few filtration options in their letter. Once I have this statement from you, the land use portion of this process will be complete on your end and you can finalize the building permit with Dave. I will submit the permit to the Clerk and Recorder for recording and will send you the electronic and hard copies once they're recorded. Please keep in mind that demonstration of a method for water treatment 3 will be required in addition to anything else Dave needs from you. Let me know if you have any questions about all of this. As you may have guessed, we've encountered some delays. The updated Grading/Drainage plan is now complete and attached (NOTE: Claire, you may want to update your records for this also). You should find that the updates are now accurate to new wall height requirements and demonstrate the proper grading and surface drainage around and away from our proposed building. Gutters/Downspouts will drain into below -grade drainage pipe which will empty into the ditch/culvert as noted on the attached plan. You mention in your note below "... to the new proposed culvert". Please note that we'll be using the EXISTING culvert as shown on the attached plans. There is no plan for a new culvert. We're waiting on revised Structural Engineering plans that align with the grading and drainage plans attached. Our Engineering firm is backlogged with work and we should have the revised plans early/mid next week. I'll plan on bringing in two copies each of the Grading/Drainage Plan and the Stamped Engineering plan as soon as I receive them. Please let me know if you'll be needing anything further. I'm not exactly sure what 1.5 to 1.0 cut slope means, but I can assure you the hillside behind (West) our proposed building site in not in excess of 45 degrees. Also, there is very little slope on either side (North and South). This should be accurately depicted in the topology summary that Claire Dalby (the GarCo planner that we worked with on the Land Use Change application) supplied and the associated site information I prepared as part of that application. Additionally, the topology on the Site Grading and Drainage plan we prepared and delivered to Clair (attached, SchrockGrading.pdf) should be accurate as well, although I'm not exactly sure what the RED section that was added depicts. It was my understanding that the Site Grading & Drainage plan along with the Site plans we submitted to Claire were sufficient. The only outstanding condition we've not delivered is the water quality test which was sampled during the 4 -hour pump test that was completed. I do have an engineer stamped structural report, which I've attached to this reply (180302-PERMIT_03- 27-18.pdf), which deals with the required retaining wall. Our plan is to grade accordingly for site/surface drainage as well as install a foundation drainage system into the existing drainage for the property, which is adjacent to the driveway. Does the above suffice for the items you outlined in your note below? We've got contractors scheduled for next week based on the Permit scheduling information that was given to me when we made our application. Please let me know. Before we can finalize our plan review we need for you to submit to our office a Site Grading and Drainage Plan prepared and wet sealed by a Colorado licensed Professional Engineer. In particular, grading shown on the site plan you submitted for your ADU permit indicates grades in excess of a 1.5 to 1.0 cut slope (i.e., steeper than 45 degrees) at the hillside above and surrounding 3 sides of the new building with all surface water being directed along the foundation perimeter. Final grades, surface drainage and/or any required retaining walls must be shown on the requested Engineered Site Grading & Drainage Plan and proper site drainage must be indicated as well. As you probably know, we can't release a building or septic permit for this ADU until the Land Use Change Permit has been issued. However, we thought it may be helpful for you to work on updating your building permit application per these requirements at the same time as your land use permit is being finalized.
