The buildings appear to have continued to settle from our inspection of roughly one year ago. We will placard these buildings on Friday January 25, 2013. See attached letter dated January 17, 2012 for reference. In order to have the placards removed once placed will require a building permit from Garfield County. An engineered and Colorado sealed plan will need to be submitted as part of the permit application to either repair the structures or to construct shoring to make the buildings safe to enter. It is important not to occupy or to allow anyone to enter these buildings until they are deemed safe and the placards are removed by Garfield County inspectors. Please call with any questions. Sometimes un occupied buildings still see use for a variety of different reasons. Our plans all along was to shore the buildings up prior to occupancy. None are leased or have leases imminent. The engineer's report established differential foundation settlement with all 4 structures. In conversations with the engineer, additional settlement and/or a combination of other physical loads could cause anyone of these buildings to collapse. With the coming of the possibility of snow loaded conditions, these structures collapsing would be a large life safety issue. Any further settlement from last summer could also be a problem. Please provide the Garfield County Building Department with an updated engineer's report of these buildings. Any buildings determined to be unsafe must be taken down and removed or made safe as per Section 116 Unsafe Structures and Equipment of the 2009 International Building Code adopted by the Garfield County.
