1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE
ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES
NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY PLACEMENT
OF STRUCTURAL FILL & SOILS BEARING CAPACITY AS FOLLOWS: MAXIMUM ALLOWABLE
BEARING PRESSURE = 3000 PSF.
4) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS
REQUIRED AT FOUNDATION INSPECTION TO VERIFY STRUCTURE - INCLUDING ROOF
OVERHANGS, DECKS AND OTHER PROJECTIONS - IS IN COMPLIANCE WITH MINIMUM
SETBACKS AND/OR BUILDING ENVELOPE REQUIREMENTS.
5) AN ELEVATION SURVEY, SEALED BY A COLORADO PROFESSIONAL LICENSED SURVEYOR,
IS REQUIRED AT FRAME INSPECTION TO VERIFY THAT AS -BUILT ROOFS COMPLY WITH
GARFIELD COUNTY'S 25 -FOOT BUILDING HEIGHT LIMIT AS DEFINED IN THE LAND USE
DEVELOPMENT CODE.
6) ON-SITE WASTEWATER TREATMENT SYSTEM SHALL BE DESIGNED AND INSPECTED BY A
COLORADO LICENSED PROFESSIONAL ENGINEER. PROVIDE ENGINEER'S FINAL REPORT
PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
7) PRIOR TO FINAL INSPECTION, PROVIDE RADON TESTING IN ACCORDANCE WITH THE
RANCH AT COULTER CREEK'S FINAL PLAT (NOTE #17) AS FOLLOWS:
"DUE TO THE POSSIBLE PRESENCE OF RADON GAS IN THE AREA, TESTING FOR
RADON GAS SHALL BE DONE WHEN THE RESIDENCE HAS BEEN COMPLETED AND
PRIOR TO ISSUANCE OF A CERTIFICATE OF OCCUPANCY."
8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
