Jeff:
I am currently reviewing plans for a new residence to be located in Sun Meadow Estates (Lot 29). We have found a
discrepancy between the soils report provided with this building permit application (Kumar & Associates — Project No.
19-7-258 — dated May 17, 2019) and the soils report as referenced on the Structural Engineer's plans (Kumar — Project
No. 17-7-212 — dated April 29, 2019).
Not only does the basic allowable bearing pressure differ between the soils report & Engineer's specifications (1,500 vs.
2,000 PSF) but there are other discrepancies as well. For example, the soils report we have calls out for a minimum of 3-
feet of structural backfill below any slabs on grade — and this is not reflected in the Engineer's drawings. We assume that
this would apply to the basement slab and garage slab areas (?)
Can you please contact the Engineer so that you can provide us with clarification with regard to this discrepancy. If we
have been provided with the incorrect soils report, please submit a copy of the correct report via email for our review &
files. If the Engineer needs to revise any drawings/details, please follow-up with amended plans to our office.

Thanks for your prompt reply to my email. If you can make clouded edits to your Structural General Notes/Specs
reflecting the corrected soils report references (including proper allowable PSF value) and then simply email an 8 %' x
11" sized PDF with this updated information back to me for our project file that will work best for our office.
Please let me know if you have any questions and I will look forward to receiving this updated info from you so that we
can finalize our plan review & issue a building permit.

Thank you for your review. I agree that the structural plans mis-reference the soils report. No. 19-7-258 — dated May 17,
2019 is the correct report. The design of the structure was completed according to the correct information. This is a
typo in the general notes, foundation section only. I do not otherwise specifically reference over excavation
requirements as this is the responsibility of the soils engineer. Please follow all recommendations listed in report No. 19-
7-258 — dated May 17, 2019. If you require more than this clarification, I will be happy to re -submit this page with these
few sentences/values adjusted.

Foundations:
A. Foundations have been designed based upon values found in report #19-7-258 by Kumar and Associates, Inc. dated
05/17/2019.
B. Continuous concrete footings and foundations are based upon a maximum, non -expansive, allowable bearing
pressure of 2000 psf (dead load plus full live load), an active lateral pressure of 45 pcf, an at rest lateral pressure of
55 pcf and a passive lateral pressure of 350 pcf. Foundation construction may not proceed without verification of
these values. If discrepancies exist in actual site conditions notify FOR for review.
C. All footings shall bear on firm, undisturbed natural soil or properly compacted structural fill in accordance with the
recommendations of the geotechnical engineer including proof -rolling and over -excavation as required. All footings
are to bear a minimum of 36" below exterior grade. Center all footings under walls, columns or grid lines unless
otherwise noted on plans.
D. Avoid excessive wetting or drying of the excavations, keeping the excavation reasonably free from water during
placement of concrete. Provide continuous perimeter drains around the base of foundation and retaining walls.
Refer to geotechnical report for specific under -drain system requirements.
E. Backfill shall be compacted to meet a 95% minimum standard Proctor density per ASTM D-1557 unless otherwise
noted in the geotechnical report. Backfill shall be placed in 12" maximum vertical lifts or as detailed in the soils
report and shall be free of deleterious material and compacted in a manner that does not damage the foundation,
waterproofing or damp -proofing material. If soft spots are encountered contractor shall remove material and
re -compact w/ approved material (RE: soils report) Finished grading shall drain away from the foundation wall at a
minimum of 5%.
F. Do not backfill against lower level walls or walls in retaining until all supporting elements are in place and properly
anchored or adequate shoring is installed. Concrete slabs shall be properly cured.
G. Contractor shall retain a licensed geotechnical engineer to verify soils conditions during excavation. Verify any
discrepancies from the original values in writing to structural engineer for re-evaluation of the foundation design.
Reinforced Concrete.
A. All structural concrete had been designed in accordance with ACI 318-14. All structural c - c• struction work
shall conform to ACI 301-10 (or latest edition) unless noted otherwise.
B. Cast in place concrete shall be made with type I/II sulfate -resistant cement to maintain the following requirements,
