I am currently reviewing plans for a new residence to be located at 1215 N. Cedar Springs Ranch. However, you have not
provided us with enough information to complete our plan review.
More specifically, we need for the following items to be submitted to our office before we can finalize our plan review of
your project and issue permits:
1. Floor Plan —
a) Clearly label all rooms and spaces by name or intended use (bedroom, kitchen, etc.)
b) Doors and windows including size and operation (swing indication)
c) Show all countertops, plumbing fixtures & appliances at bathrooms and kitchen
d) Stairs, landings & guardrails including riser/tread dimensions
e) Exterior decks, railings & door access
f) Location of mechanical equipment
2. Basement Plan —
a) Engineered Foundation: Drawings indicate that concrete foundation walls exceed 8-foot in height (full
basement) which requires engineered foundation plans/details that are prepared & wet -sealed by a
Colorado licensed Professional Engineer.
b) Is the basement or a portion of it to be finished interior space, or is it your intent to leave the basement
unfinished? Please clearly illustrate on the lower level plan the extent of finished/unfinished floor area.
If left unfinished, the basement must still be insulated and no interior partition walls are allowed except
for structural bearing walls.
c) Please Note: Any bedrooms located in the basement (at present or in the future) will be required to
include egress windows as per I.R.C., Section R310.
d) If a portion (or all) of the basement is to be finished interior space, then provide us with the information
listed above under "Floor Plan".
3. Engineered Foundation Plan & Details —
a) As noted above.
b) Verify min. frost depth requirements and drainage away from foundation
c) Provide steel reinforcing and concrete specifications
4. Floor Framing Plan —
a) Not enough information is provided on this drawing. Please submit a floor framing plan wet -sealed by a
Colorado licensed Engineer or, alternatively, the manufacturer's shop drawings (this sometimes can be
provided by your lumber supplier).
5. Roofs —
a) Provide Engineering for roof trusses including specifications demonstrating compliance with Garfield
County minimum wind/snow load requirements.
b) Verify attic/roof ventilation.
c) Provide raised heel trusses or otherwise comply with 2009 IECC requirements for a minimum R-30
insulation depth along roof eaves in addition to a vent channel over the top of the insulation.

Please submit this outstanding information to the Building Dept. at your earliest opportunity, and in the meantime we
will place your project in our pending files while awaiting your follow-up.
