Commercial Lettuce Greenhouse & Processing Facility TBD County Road 331, Silt 1) WORK SHALL COMPLY WITH 2015 I.B.C., I.F.C., I.P.C., I.M.C., I.F.G.C., AND 2009 I.E.C.C. AS WELL AS MANUFACTURERS' INSTALLATION REQUIREMENTS. 2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S BUILDING REQUIREMENTS AND INSPECTIONS POLICY. 3) ALL WORK SHALL COMPLY WITH THE REQUIREMENTS OF "RURAL" ZONE DISTRICT AS DEFINED IN GARFIELD COUNTY'S LAND USE & DEVELOPMENT CODE. 4) THIS BUILDING IS PERMITTED AS CONSTRUCTION TYPE "II-B" AND INCLUDES: A. AGRICULTURAL GREENHOUSE (NON-SPRINKLERED) — SINGLE -USE OCCUPANCY GROUP (U) B. TECHNICAL BUILDING (WITH FIRE SPRINKLERS) 2-STORY WITH MIXED -USE OCCUPANCIES INCLUDING THE FOLLOWING OCCUPANCY GROUPS: OFFICE (B), PROCESSING FACILITY (F-2), MECHANICAL EQUIPMENT (S-1), AND REFRIGERATED STORAGE (S-2). 5) MAXIMUM ALLOWABLE SIZE OF BUILDING IS INCREASED FROM I.B.C. REQUIREMENTS THROUGH USE OF A 2-HOUR "FIRE WALL" EFFECTIVELY SEPARATING BUILDINGS "A" AND "B" AS DESCRIBED ABOVE. THE "FIRE WALL" SHALL COMPLY WITH I.B.C., SECTION 706 — INCLUDING REQUIREMENTS FOR STRUCTURAL STABILITY, HORIZONTAL/VERTICAL CONTINUITY, SLOPED BUILDINGS & OPENING PROTECTIVES. 6) "FIRE BARRIERS" SHALL COMPLY WITH I.B.C., SECTION 707 — INCLUDING REQUIREMENTS FOR FIRE - RESISTANCE RATINGS OF THE FOLLOWING: SHAFT ENCLOSURES, INTERIOR EXIT STAIRWAY, EXIT PASSAGEWAY & SEPARATED OCCUPANCIES. 7) FIRE -RATED "HORIZONTAL ASSEMBLIES" SHALL COMPLY WITH I.B.C., SECTION 711— INCLUDING REQUIREMENTS FOR FIRE RESISTANCE RATINGS, CONTINUITY, VERTICAL OPENINGS & SEPARATING MIXED OCCUPANCIES. 8) AUTOMATIC FIRE SPRINKLER SYSTEM IS REQUIRED AT THE "TECHNICAL BUILDING" PER I.B.C. REQUIREMENTS. CONTACT LOCAL FIRE DISTRICT FOR REVIEW OF FIRE SPRINKLER SYSTEM AND APPLICABLE I.F.C. REQUIREMENTS. FIRE DISTRICT TO PROVIDE SIGN -OFF AT FRAME INSPECTION, AND FINAL REPORT/SIGN-OFF IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY. 9) SEPTIC SYSTEM REVIEW AND APPROVALS — PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY PROVIDE FINAL APPROVAL/SIGN-OFF FROM GARFIELD COUNTY'S PUBLIC HEALTH DEPARTMENT. 10) EGRESS REQUIREMENTS AS PER I.B.C., CHAPTER 10. VERIFY EXIT DIRECTIONAL SIGNS & EMERGENCY LIGHTING LOCATIONS PRIOR TO ELECTRICAL ROUGH -IN INSPECTION. LOCKS, LATCHES & LANDINGS AS PER 2015 I.B.C., SECTION 1008. 11) ACCESSIBILTY REQUIREMENTS PER 2015 I.B.C., CHAPTER 11 AND ICC/A117.1-2009. APPLICABLE ITEMS INCLUDE: PARKING, ACCESSIBLE ROUTE, EGRESS, SIGNAGE, ENTRANCES & RESTROOMS. 12) INTERIOR FINISHES SHALL COMPLY WITH I.B.C., CHAPTER 8. 13) LIGHT, VENTILATION & TEMPERATURE CONTROLS PER 2015 I.B.C., CHAPTER 12. 14) THERMAL ENVELOPE INSULATION SHALL COMPLY WITH COMcheck COMPLIANCE CERTIFICATE. 15) MECHANICAL & HEATING SYSTEMS SHALL COMPLY WITH 2015 I.M.C. AND 2015 I.E.C.C., SECTION 503. MECHANICAL ROUGH -IN INSPECTION REQUIRED PRIOR TO FRAME INSPECTION. 16) PLUMBING REQUIREMENTS PER 2015 I.P.C. AND PLUMBING ROUGH -IN INSPECTION IS REQUIRED PRIOR TO FRAME INSPECTION. 17) ELECTRICAL PERMITTING & INSPECTIONS SHALL BE ADMINISTERED BY THE COLORADO STATE ELECTRICAL BOARD. ELECTRICAL FINAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
