This time it is for a "Fire Rebuild" for Lescallett located in Saddleback Village at 95 E. Tamarack Circle. Before we can proceed with plan review for this project we need for the following information to be addressed: 1. Signature Line on Building Permit Application —Two different names have been submitted to our office, and these represent 2 different entities which is not allowed. Although it is unclear whose signature is on the second page of the permit application, we assume that it is the property owner — but this signature appears on the bottom line of the application where our office is supposed to sign -off once plans have been approved. This scanned document is also barely legible, so it needs to be corrected and re-scanned/emailed to our office. The second signature is yours and it appears on the 3rd sheet of the application checklist. We cannot have 2 different entities sign any building permit application. Either the property owner signs both and you resubmit those to our office, or you sign both and provide us with a signed "Statement of Authority" from the property owner (with their signature on it). This applies to every building application submitted to our office, so please make sure that all of your subsequent applications follow these requirements. 2. Building Plans Do Not Illustrate Garage Location —We realize that this installation is intended as a "Fire Rebuild" to replace an existing modular home. However, there is not enough information provided from your office for us to understand layout of the existing garage and where it sits in relation to the new HUD home. If we assume placement of the entry door is in a similar location as the original home, it appears as though one of the bedrooms will not have egress (or any) windows, because it will be directly on the other side of the common wall between the garage and the residence. I'm sorry, but I am not a mind-reader. You must provide us with a floor plan illustrating both the garage and the modular home layout shown together so that we can fully understand the intended layout on the building site. This permit application will be placed "on hold" until we receive from you the supplemental information described above. Tamarack Circle, Saddleback Village David: Following the email sent to you at the end of the day yesterday, I realized that there are a couple of other issues to be addressed: A. Site Plan — We will accept the 8 1/2 x 11 "Plot Plan" drawing submitted by CMH Homes FOR THIS PROJECT ONLY, because the nature of this installation is placing a new modular unit on an existing foundation and we have an accurate site plan that was submitted 20 years ago for the original residence. In fact, the 20 year old submittal contains better and more accurate information than your present submittal. As stated in prior email correspondence, Garfield County will no longer accept your standard "Plot Plans" as a substitute for a site plan meeting all requirements stipulated on our "Building Permit Application Checklist". B. Structural Engineering of Garage Roof Over Frame — If the intent is to over frame the roof structure above the new modular unit's roof where it tie-ins into the garage structure ridgeline (similar to the original residence) then the Building Department requires that you submit a letter and/or substantiating documentation wet -sealed by a Colorado licensed Professional Engineer verifying that the modular housing unit is capable of supporting such roof over framing. We require that this be submitted to our office prior to issuance of the Building Permit. Thank you for your attention to these additional items. Dave Argo Plans Examiner C. As far as the garage roof over frame goes, if the Manufacturer provides us with a sketch illustrating the specific conditions represented by this project with a letter from their engineering staff's seal verifying that the structure of the modular unit will adequately support the garage roof tie-in (w/40 PSF snow load reqts.) on it that will work for us. Tamarack Circle, Saddleback Village Dave, We have already ordered an ILC for the property to be able to show where the home sits on the property, I will forward that as soon as we receive it back. Since the new home is the same size as the existing, all the measurements will be accurate to meet your plot plan needs. I will also use that to provide you with an overlay of how the new home will sit on the foundation and attach to the garage, as well - all to scale. No bedroom windows will be blocked, as you previously questioned. The garage will have the over frame on the home to tie it all together. If the factory will provide a letter stating the overframing is not a problem for the home, will that suffice in lieu of a local engineer?
