1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (IRC)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (IECC).
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS.
REDLINED NUMERICAL NOTATIONS ON PLANS REFER TO ANNOTATED ITEMS ON THE
ATTACHED "RESIDENTIAL PLAN REVIEW LIST".
3) A LOT IMPROVEMENT CERTIFICATE WET -SEALED BY A COLORADO LICENSED SURVEYOR
15 REQUIRED AT UNDERGROUND PLUMBING INSPECTION TO VERIFY THAT STRUCTURE
IS IN COMPLIANCE WITH ALL APPLICABLE BUILDING SETBACKS. IN PARTICULAR, ROOF
OVERHANGS AT NEW RESIDENCE SHALL BE LOCATED A MINIMUM OF 10 FEET AWAY
FROM ADJACENT EXISTING HOMES (ROOF EAVE TO ROOF EAVE). OTHERWISE, EXTERIOR
WALLS & ROOF PROJECTIONS SHALL COMPLY WITH FIRE RATING REQUIREMENTS AS
PER I.R.C., TABLE R302.1(1)
4) GEOTECHNICAL ENGINEER TO PROVIDE OPEN -HOLE INSPECTION REPORT VERIFYING
1,500 P.S.F. BEARING CAPACITY REQUIREMENT. GEOTECHNICAL ENGINEER ALSO SHALL
VERIFY PLACEMENT OF COMPACTED STRUCTURAL FILL AS PER SOILS REPORT. PROVIDE
ENGINEER'S SEALED APPROVAL REPORT AT UNDERGROUND PLUMBING INSPECTION
PRIOR TO INITIAL CONCRETE POUR.
5) STRUCTURAL ENGINEER SHALL BE FULLY RESPONSIBLE FOR REVIEW AND INSPECTION
OF STRUCTURAL CONCRETE MAT SLAB FOUNDATION INCLUDING PLACEMENT OF STEEL
REINFORCING BARS, ANCHOR BOLTS AND FORMWORK. PROVIDE ENGINEER'S SEALED
APPROVAL REPORT (WET STAMPED & SIGNED) FOR BUILDING INSPECTOR REVIEW AT
UNDERGROUND PLUMBING INSPECTION.
6) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
