PO Box 1031 Glenwood Springs, CO 81602 970-618-6690 email: bradjordanarchitect@gmail.com website: jordanarchitecture.com 21 February 2020 Jim Wilson, Building Inspector Garfield County RE: Hardaker Residence Lot 28, Pinyon Mesa Jim, After your framing inspection, I was notified by Uriel Mellin about the non -complying framing details on the project site. I, personally went to the project site and reviewed everything that was in question per Uriel. I then instructed him how to remedy the issues, and just returned from another on site inspection of the completed/corrected work, and is as follows: 1. The 2x4 bearing wall between the bedroom and great room has been corrected with additional/scabbed on Full Height 2x4's to the existing framing that had a 2" plumbing vent improperly drilled through the wall. The plumbing vent has been removed from the wall and re -positioned elsewhere. The bearing wall has been properly blocked at 4' on center as specified on the approved plans, and is acceptable. 2. The LVL beams at the upper level ceiling/roof have now been supported with 2 additional 2x4's at each end, from the beam to the upper level floor system, and then again from the main level ceiling to the main level floor system, which sits directly on the concrete below in the crawl space, thus transfers the loading all the way down to the concrete foundation, and is acceptable. 3. Blocking has been added to the bearing wall between the hall and the stair, which is acceptable. 4. The double LVL beam in the crawl space has now been raised so that the top of beam is at the bottom of the main level plywood, in the joist space and at the correct level that was indicated on the approved plans. New posts have been added to support the new beam level. The perpendicular beam remains as is and is supported by a post at each end, which is per the approved plans and acceptable. 5. I verified that the wall height in the foyer was properly blocked, as the upper portion of the wall did not exceed 10', and is acceptable.
