I have an electrician (Two Peaks Electric) scheduled to supply power to the office trailer either yet today or tomorrow and they advised that they will call in to request an inspection for Wednesday. The ADA ramp is complete so is it possible to schedule the Inspection for a C.O. on Thursday, 8/22? Thank you. The fence line illustrated on the submitted site plan is in close proximity to the actual property line for this parcel, and when proposed buildings are within 50 feet of a property line the Building Dept. has a requirement for submission of a location certificate as prepared by a Colorado Professional Licensed Surveyor. The fencing and barricade boundaries within the Site Plan are not at property boundaries, but simply fence lines sectioning off areas within and on the property. A site visit would confirm all of this, which Patrick Waller from Community Development had done prior to the hearing. Based on your description, this change represents a potentially consequential revision to your approvals from this department, and you should not view it otherwise. You will need to submit (2) copies of an updated site layout plan with the new proposed location for your operation. This updated site plan will be submitted to our front desk as "Amended Plans" and it will typically take us 3 — 5 business days to review upon receipt. On this revised site plan, clearly indicate distance to all property lines, existing roads, irrigation ditches & other easements. After we receive your updated site plan we will review and issue approvals as appropriate. As part of this process, we will review the updated location of your office and business location with Patrick to see if this represents a problem from a planning department perspective. Please note that this process must be completed before you can call for your final building inspection. My apologies for not bringing this to your attention earlier. We had found two (2) underground irrigation lines running directly under and parallel with where the office & buildings were to be located. With that, the ranch manager had asked us to locate structures on the opposite side of the site plan, so we have complied with their wishes. 1 I've attached several photos showing the original location and the new location. With this in mind, the office structure is now 140' from that chain link fence, and closer to the center of the pit floor. Does this impact whether an ILC is needed, knowing/seeing this? Thank you.
