1) ALL WORK SHALL COMPLY WITH THE 2015 I.B.C., I.M.C., I.P.C., I.F.G.C., I.F.C., THE 2009 I.E.C.C.,
AND MANUFACTURER'S INSTALLATION SPECIFICATIONS. WORK SHALL ALSO COMPLY WITH ALL
APPLICABLE FEDERAL, STATE AND LOCAL REGULATIONS.
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S COMMERCIAL BUILDING REQUIRE-
MENTS & INSPECTIONS POLICIES.
3) WORK SHALL COMPLY WITH REQUIREMENTS OF "COMMERCIAL LIMITED" ZONE DISTRICT AS
PER GARFIELD COUNTY'S LAND USE & DEVELOPMENT CODE, AND ALL CONDITIONS DESCRIBED
ON THE CORRECTION EXEMPTION PLAT.
4) BUILDING IS APPROVED AS FULLY SPRINKLERED, NON -SEPARATED, TYPE V -B CONSTRUCTION
WITH THE FOLLOWING OCCUPANCY USES: GROUP B "BUSINESS/OFFICE" AND GROUP S-2 "LOW -
HAZARD STORAGE/PARKING".
5) CONTACT GARFIELD COUNTY ROAD & BRIDGE DEPARTMENT ABOUT ACCESS IMPROVEMENTS,
FINAL APPROVAL IS REQUIRED PRIOR TO ISSUANCE OF FINAL INSPECTION & CERTIFICATE OF
OCCUPANCY. ALSO, IN COMPLIANCE WITH THE CORRECTED EXEMPTION PLAT, PROVIDE WET -
SEALED LETTER FROM A PROFESSIONAL ENGINEER INDICATING THAT LOCATION AND DESIGN OF
THE PROPOSED ACCESS IS SAFE AND ADEQUATE.
6) OPEN -HOLE SOILS REPORT IS REQUIRED AT FOOTING INSPECTION, 4000 P.S.F.
7) ALL HIGH-STRENGTH BOLTING AND FIELD WELDING REQUIRES SPECIAL INSPECTOR PER SPECIAL
INSPECTIONS PROVISIONS OF I.B.C., CHAPTER 17. PROVIDE APPROVAL REPORT AT FRAMING
INSPECTION.
8) LOCAL FIRE DISTRICT SHALL INSPECT FIRE SUPPRESSION SYSTEM, FIRE EXTINGUISHERS, ALARMS,
AND ANY OTHER PERTINENT I.F.C. REQUIREMENTS. FIRE DISTRICT'S FINAL APPROVAL REPORT IS
REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
9) ALL EGRESS DOORS SHALL MEET ICC/ANSI A117.1-2009 FOR ACCESSIBILITY. LOCKS, LATCHES &
LANDINGS PER I.B.C., SECTION 1008. VERIFY EXIT DIRECTIONAL SIGNAGE PRIOR TO ELECTRICAL
ROUGH -IN INSPECTION.
10) BUILDING SHALL COMPLY WITH ACCESSIBILITY REQUIREMENTS PER I.B.C., CHAPTER 11 AND
ICC/ANSI A117.1-2009 INCLUDING PARKING, SITE ACCESS, ENTRANCES/EGRESS & RESTROOMS.
BATHROOM FACILITIES TO MEET MINIMUM REQUIREMENTS FOR SIZE, LAYOUT, CLEARANCES,
FEATURES, ETC.
11) MECHANICAL/HEATING SYSTEMS SHALL COMPLY WITH I.M.C. AND I.E.C.C. -SECTION 503.
MECHANICAL ROUGH -IN INSPECTION IS REQUIRED PRIOR TO FRAME INSPECTION.
12) PLUMBING SHALL COMPLY WITH I.P.C. & I.F.G.C. REQUIREMENTS, AND ROUGH -IN INSPECTION
IS REQUIRED PRIOR TO FRAME INSPECTION.
13) LIGHT, VENTILATION & TEMPERATURE CONTROLS AS PER I.B.C., CHAPTER 12.
14) ELECTRICAL PERMITTING & INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL
ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION, AND FINAL APPROVAL IS REQUIRED
PRIOR TO FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
