The legal description of the 0.947 - acre property is Lot 1, Neiley/Maniscalchi Subdivision Exemption. Parcel ID 2185-363-13-001 No documents on the existing OWTS were available from Garfield County Building Department. There are currently four, 1 -bedroom residences on the property. The well supplying the residences is located on the far northwest side of the property. The residences are undergoing a remodel which will not increase the bedroom count. The existing septic tanks are located north of the driveway, between units 2 & 3. The first septic tank in the series is oriented north to south, and is a single -compartment septic tank. There are no inlet or outlet tees. The sewer pipe coming into the septic tank is cast iron. The second septic tank in the series is oriented east to west. This is a two-compartment septic tank with inlet and outlet tees; however, the concrete above the water line is badly deteriorated. The septic tank is installed at grade with no risers. The effluent in the septic tank appears slightly high in the inlet tee and at normal levels in the outlet tee. This could be an indication that the septic tank is not level. We recommend replacement of the septic tanks with one 1500 -gallon, two-compartment septic tank with an effluent filter on the outlet tee. This filter must be cleaned annually, or as needed. We recommend using a camera to inspect all sewer lines from the residences into the septic tanks. If any line is found to be in poor condition, it should be replaced. We also recommend using a camera to inspect the sewer line from the septic tank to the soil treatment area (STA). We suspect the STA is a drywell, or seepage pit, possibly located under the driveway. If a seepage pit is found, it should be marked, and brought to grade, if possible, for future monitoring and inspection. While we are not certain of the exact location, size, configuration, or age of the STA, we did not observe signs of surface saturation or failure at the time of our inspection. This evaluation is not a guarantee of future system performance. Recommendations: • Abandon both septic tanks. • Install a new, 1500 -gallon, two-compartment septic tank with an effluent filter on the outlet tee. • Replace any sewer line not found to be in good condition. Cast iron is subject to clogging and deterioration. • Use a camera to inspect all sewer lines from the residences into the septic tanks. • Use a camera to inspect the sewer line from the septic tank to the soil treatment area (STA). • Locate STA and, if a seepage pit, bring access to grade. Disclaimer: This inspection is intended only as an evaluation of the present condition of the OWTS based upon what was observed and the Licensed Inspector's expertise in onsite wastewater technology. The Inspector has not been retained to warrant or guarantee the proper functioning of the system for any period of time in the future. Because of numerous factors which may affect the operation of an OWTS, as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this report shall not be construed as a warranty by the Inspector that the system will function properly for any particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied, arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the system is having on groundwater. Please call with questions. Do: • Consult a septic service professional to advise you of the proper distance for planting trees and shrubs, depending on your septic tank location. Do: • Stagger the use of water -generating appliances. This can be helpful especially if your system has not been pumped in a long time. • Become more water efficient by fixing plumbing leaks and consider installing bathroom and kitchen faucet aerators and water -efficient products.
