Subject: Copy of Soils Report
Santiago:
I have reviewed plans for your new residence located at the Ranch at Roaring Fork, but before we can finalize our plan
review we need for you to send over to us a digital copy of the Soils Report as referenced on the Structural Engineer's
plans.
As you know, the building permit cannot be issued until the land use change has been finalized, and this is related to
issues that Glenn Hartmann has been working on together with you. Per my recent conversation with Glenn, it sounds
like this should be finalized in the next couple of weeks, and as soon as Glenn tells me it's OK, we will issue the building
permit.
Thanks for your assistance —

Thanks for checking in with us again. After talking with Glenn, I think we're just waiting for the 10-day call-up period to
expire. Once that happens I will be able to sign -off on the building permit and then you will be hearing back from the
ladies at the front desk about permit pick-up instructions & final balances due for when you come in to pick up.

Hi Dave,
I was wondering if there is any comments or if there is anything you would like me to do while we wait for the
wetland permit. So that once we have that we are good to go.
Let me know
Cheers!

Hi Dave, I just did the site visit with Glenn and he mentioned a discrepancy in the elevations, I just checked
and in one anotation it says 6208 as the 100 year flood plain, thats a typo, you can check in the survey by the
surveyor and the pre construction elevation certificate to verify that the floodplain is at the 6205 elevation.
Let me know if you want me to go and check anything else with you
Cheers!

Santiago:
The "open hole" report is done by your Geotechnical Engineer as a follow-up to their original soils report. They will need
to come out to the job site after the hole has been excavated but before any concrete is placed.
After they have provided you with this report (typically one or two pages), our Building Inspector will ask to review their
report to confirm conclusions & requirements of the original soils report — or any necessary changes if required — prior
to your initial concrete pour for the footings.

Hi Dave,
I was checking the permit and I just have a question regarding one comment.
When you say that an Open hole soil report is needed for the footing inspection, do you mean that I have to
show him the soil study that we already did?
Thanks

It's up to you, but understandable if you want to consolidate any additional foundation revisions all at one time. If you
were going the other direction (lowering finish floor elevation) it would be a bigger issue, because of floodplain
development permit requirements. It is important enough of a change that our office should have a record of this floor
elevation change in our files.

Thanks!
Shouldn't I wait to check if we might do some other changes? I told that to the inspector the other day and he
did't say anithing about changing the plans. Can I wait at leat until the framing is done to check if we do some
other change so that I submit one time?
What do you think?

Probably the easiest way to update your plans is to submit a revision to your site plan if it includes a reference actual
elevation for the 100"-0" datum elevation. If you update that site plan & send over a PDF via email to me, we can
process that very quickly.

Typically if you submit "Amended Plans" to our office at the front desk, we need (2) copies and it takes us between 3 —
5 business days for turnaround time. Since I will be gone for the next couple of weeks on vacation, if you can get to me
before Friday, I should be able to approve before I leave at the end of this week.

Hi Dave,
I have a question, so because we found water higher than expected we had to fill the holes and the top of
footers are going to be 16 inches higher than what the plans say. So I decided to lift the 100 just 6"
What's the process for that change?
Thanks
