You will need to get an electrical permit from the State for any changes to the electrical. Possibly your electrician got a permit prior to the work. Please call if you have any questions. Judging from the submission of construction photos, it appears as though someone got caught with their pants down here since work was completed (or substantially done) without a permit ... is that correct? If so, are we going to ding them for doubled permit fees? 2. There is really no information describing the work provided on drawings submitted with this application, just Jeff Johnson's original plans which haven't even been marked up. I really love it when I get to play "mind reader" — not really, just ask my wife! (sorry for editorializing) I think I can pretty much figure out what space has been added upstairs — and maybe even the actual size of the additional square footage — but there is no indication as to what the new interior space will be used for? ... Do either of you have any clues you can share with me? ... Or do I need to ask the applicant for clarification? 3. If the upstairs addition includes a bedroom, they will need to pull a septic system alteration permit, because the 1,000 gallon tank only will accommodate the 3 bedrooms already present in this home. 4. Andy — I see that you have already communicated with the applicant about having a licensed design professional (Architect or Engineer) to wet seal and sign -off on this work because of concealment from inspection, but have we received any follow-up on this yet? However, before we can finalize our review there are a few items that must first be addressed: 1. Floor Plan of New Upstairs Addition — Plans submitted to our office do not provide us with a clear indication of the new work included in the upstairs addition to this existing home — we have only received a copy of Jeff Johnson's original plans from 2005 when the home was first built and these plans aren't even marked up with the changes you are now making to the upstairs level. At a minimum, you must provide us with a floor plan drawn to scale and indicating any new walls, doors, etc. and rooms must be labeled as to intended use (for example: bedroom, bathroom, hallway, etc.) 2. Section View of New Upstairs Addition — The section drawing included in Jeff Johnson's original plans needs to be redlined or redrawn to illustrate location of the new upstairs addition including structural floor framing (floor joists, beams, etc.) installed to support this new interior space. 3. Design Professional Certification — Since construction work related to this upstairs remodel/addition was substantially completed prior to your application for a building permit, we require that a Colorado licensed design professional (Architect or Engineer) approve, sign -off & wet seal all work now concealed from view of inspection by the Building Department. *Note: This design professional should also be able to assist you with completion of items #1 and #2 above. 4. State Electrical Inspection — You will also be required to have the State of Colorado approve all electrical work included in this remodel. You do not need to provide this to our office prior to issuance of the building permit. However, we cannot provide you with final inspection & certificate of occupancy approvals until we have received the State's final electrical inspection approvals. Please follow-up with our office regarding these outstanding items at your earliest opportunity so that we can finalize our plan review and issue a building permit for your project.
